HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLCO-06-20-6336 Glenwood Partnership, LLLP Glenwood Business Center Tenant Improvements 214 Center Drive — Unit #266, Glenwood Springs 1) ALL NEW WORK RELATED TO PROPOSED TENANT IMPROVEMENTS & ALTERATIONS SHALL COMPLY WITH THE FOLLOWING CODES: 2015 INTERNATIONAL EXISTING BUILDINGS CODE (I.E.B.C.), I.B.C., I.M.C., I.P.C., I.F.G.C., I.F.C., AND 2009 I.E.C.C. 2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S BUILDING REQUIREMENTS AND INSPECTIONS POLICY. 3) WORK SHALL COMPLY WITH "COMMERCIAL LIMITED" ZONE DISTRICT REGULATIONS AS PER GARFIELD COUNTY'S LAND USE & DEVELOPMENT CODE. 4) BUILDING APPROVED AS CONSTRUCTION TYPE III -B. INDIVIDUAL TENANT SPACES ARE CLASSIFIED AS OCCUPANCY GROUP B (OFFICE/BUSINESS) AND GROUP S-1 (MODERATE HAZARD STORAGE). WITHIN INDIVIDUAL SINGLE -TENANT AREAS, NONSEPARATED USES ALLOW FOR NON -RATED WALL CONSTRUCTION, INCLUDING ROOM DEMISING WALLS. 5) PRIOR TO CONSTRUCTION, APPLICANT SHALL CONTACT LOCAL FIRE DISTRICT ABOUT ANY REQUIRED MODIFICATIONS TO EXISTING AUTOMATIC FIRE SPRINKLER SYSTEM, FIRE ALARMS, EXTINGUISHERS, ETC. FINAL APPROVAL REPORT FROM FIRE DISTRICT REQUIRED FOR FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY. 6) ALTERATIONS TO EXISTING TENANT SPACE SHALL BE DONE IN A MANNER THAT MAINTAINS THE LEVEL OF PROTECTION PROVIDED FOR THE MEANS OF EGRESS. 7) ALTERATIONS TO EXISTING TENANT SPACE SHALL COMPLY WITH APPLICABLE ACCESSIBILITY REQUIREMENTS PER I.B.C., CHAPTER 11. 8) LIGHT, VENTILATION & TEMPERATURE CONTROL REQUIREMENTS AT NEW INTERIOR OFFICE SHALL COMPLY WITH I.B.C., CHAPTER 12. 9) EXISTING MECHANICAL VENTILATION SYSTEMS THAT ARE ALTERED, RECONFIGURED, OR EXTENDED SHALL PROVIDE NOT LESS THAN 5 CUBIC FEET PER MINUTE C.F.M. PER PERSON OF OUTDOOR AIR AND NOT LESS THAN 15 C.F.M. OF VENTILATION PER PERSON, AS DETERMINED BY INDOOR AIR QUALITY PROCEDURE OF ASHRAE 62 (I.E.B.C., SECTION 809). 10) PERMITTING & INSPECTIONS FOR ALL NEWLY INSTALLED ELECTRICAL EQUIPMENT AND/OR WIRING SHALL BE PROVIDED BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL FINAL APPROVAL IS REQUIRED FOR FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
