RE: 417 Red Cliff Circle, Four Mile Ranch
Garfield County, CO
Taylor & Jim,
Following are framing corrections and notations pertaining to our inspections.
1. The window in the Upper Level Bedroom with the incorrect header size: Tear out
vertical blocks above header and install 3-2x8's above the existing 2x6 header.
2. The window in the Upper Level Office with the incorrect header size: Tear out
vertical blocks above header and install 3-2x8's above the existing 2x6 header.
3. The window above the Stair Landing with the incorrect header size: Tear out 7 '4" of
studs above header and install 3-2x8's above the existing 2x6 header.
4. The missing 2-9 %" ML at Master Shower: Cut out blocks between plates and 1 of
the double top plates; install 2-9 %" ML with %" plywood filler on top for solid
bearing. ML to be positioned under the middle portion of the 2x6 stud wall above.
The support posts are already in place and need to transfer all the way to the pads in
the crawl space as indicated on the drawings.
5. Add 1-11 7/8" ML in the crawl space under the wall that is supporting the loft joists
above. The 117/8" ML can be nailed directly to (scabbed on) the existing floor joist
that sits directly below this wall.
6. Add Simpson IUS 3.56/11.88, U 414, or MIU 3.56/11 face mounted hangers to each
end of the 2 — 11 7/8" header beams at the upper level floor system near the
laundry room, and at the header beams in the crawl space where the HVAC had to
be tied in. The header beam in the crawl space has been cut out to incorporate
plumbing. This header beam would have been adequate as a single ML, due to the
short spans of the floor joists in this area. However, due to the extent of the
plumbing cut out, a double ML will be more appropriate.
7. The header over the garage door was ripped down to allow for the use of a plate,
and was reviewed with me prior and deemed structurally adequate.
Please feel free to contact me with any further questions or concerns.
Respectfully submitted,
