Re: Amended Final Plat of Exemption Parcel 3 — Vix Ranch Subdivision
Exemption
Dear Mr. Carlson,
This letter is provided to you for your records as the representative for the Amended Final
Plat application for Parcel 3 of the Vix Ranch Subdivision Exemption for the properties
located at 1781 and 1777 County Road 241 (Community Development File No. FPAA-
08-18-8668). The application was approved via Director's Decision on December 5, 2018
and was placed on the Board of County Commissioners Consent Agenda on November
18th, 2019 for the Chairman's signature.
Condition of Approval #4 in the Director's Decision letter required:
The applicant shall work with the County Assessor's Office to prepare appropriate
documentation for the Boundary Line Adjustment (BLA). The plat shall reference
the Reception Number of the BLA.
Once the Amended Final Plat was placed on the Consent Agenda and signed by the
Chairman of the Board of County Commissioners, numerous extensions were given to
the applicant to complete the Boundary Line Adjustment. In order to complete the BLA,
the applicant needed to obtain a signature from all affected property owners. One
signature was never obtained, and the final extension expired on March 1, 2020. The
Final Plat was never recorded at the Office of the County Clerk and Recorder.
Because the signature was never obtained for the BLA, the application was not in
compliance with Condition of Approval #4.
The Amended Final Plat application is now considered expired. A new application for an
Amended Final Plat is required to adjust any lot lines on the property. A copy of this
correspondence will be placed in the Community Development file for the project.
