Site Plan — Obviously, this home is located very close to the property line and an existing home located on the adjacent Lot 296, and that is why one-hour wall construction is required where the two structures are closest together. However, there is no clear indication as to where exactly the actual property line is located on your site plan (or the main level plan). Please provide a supplemental site plan drawing clearly indicating the following: (1) actual property line, (2) "imaginary" property line used for purposes of determining fire separation between adjacent structures, and (3) minimum distances from each residence to these respective property lines. This supplemental drawing can be an 11 x 17 size portion of the actual site plan if you like, but please also clearly indicate extent of actual roof overhangs at the existing home on Lot 296 so that we can verify required fire separation setbacks as per IRC, Table R302.1(1). B. Location of Fire -Rated Exterior Wali — You do not clearly indicate on your drawings the exact location of the required one-hour rated fire wall for the new residence, but instead simply refer to it as the "west wall of the great room" in your notation. The specific location and extent of this wall needs to be more clearly illustrated on the main level floor plan to include the entirety of the westerly wall and, in addition, the fireplace chimney chase walls outboard of the great room exterior wall. C. Fire -Rated Wall Listing & Specifications — We also require that you submit to our office a fire -rated listing agency ID number (including specifications/details) of the fire -rated wall construction from a nationally recognized testing agency (for example, Underwriters' Laboratory of U.S. Gypsum Council). Again, this supplemental information can be submitted in smaller sized sheet format, but we will ultimately attach it to the approved set of plans prior to our office issuing a building permit. It shows the Actual Property Lines, the existing structure per survey, Imaginary Property Line, area of fire rated wall and description of fire rated wall assembly including the GA File Number (WP 8105). Also included is the specification for GA File Number (WP 8105) in a PDF format. I attached an additional assembly for use of LP Flame Block Fire -Rated OSB Sheathing in case the General Contractor would prefer to use it over the fire -rated gyp sheathing.
