RE: Review of detached shop addition: plans A1-A3.pdf dated 6/17/2020
Dear Mr. and Mrs. Gosnell,
Thank you for submitting your plans for the addition to your detached shop. The Design Review Committee has
examined them and has provided the listed recommendations below. This initial approval is based on the review of the
site plan/construction drawings provided and the assumption that the homeowner will comply with all
recommendations.
• Total building footprint square footage exceeds the maximum allowable by Covenants (Article IV, Paragraph 3)
Existing shop is 40'3" x 24' or 966sf and proposed addition adds 24'x24' or 576sf for a total of 1542sf.
Required: Homeowner shall reduce the total building footprint to 1500sf. (ex. 62'6" x24')
• Restroom if applicable — please provide information/notify the subdivision if you are adding a water source that
ties into existing septic or construction includes new/2" septic tank.
• Shop meets Garfield County setbacks, specifically at least 25 foot set back from rear property line, and 10 feet
from side.
• It is assumed that the siding will match the existing shop. Design of the shop does not appear to conflict with
Sun Meadow Estates design guidelines. Please refer to Article V, Paragraph 21 of the Covenants for specific
design guidelines.
• All construction within the Sun Meadow Estates Subdivision shall be completed within 18 months of issuance of
building permit. Article V, Paragraph 10.
Furthermore:
• Homeowner is advised that the shop may not be used, finished or converted as a rental unit, additional dwelling
unit, or residence that converts the property to a multi -family use as prohibited by Article IV, Paragraph 2 of the
Sun Meadow Estates Home Owners Covenant document.
• Homeowner is advised that the Covenants outlined by Article V, Paragraph 17 prohibit the shop from being
utilized as a commercial office space or equipment storage space in which commercial activities or a business is
run from EXCEPT in circumstances, such as this one, where the Homeowner has obtained a conditional use
approval for use of the space.
• The Board reaffirms the conditional use approval of a Home Occupation within the shop as outlined in the letter
dated September 27, 2019 and the terms and conditions in which it was granted. If the additional square
footage addition of the shop will modify the previously agreed upon conditions of use, the Homeowner should
consult the Board for further review.
If these observations conflict with your intentions of construction please notify us immediately for further
review. Approval of all construction plans remains contingent upon the Home Owner's compliance with all of
Sun Meadow Estates by-laws, as defined by the 2"d Amended and Restated Declaration of Protective Covenants
recorded on November 27, 2017.
