HomeMy WebLinkAboutEngineer's Letter 08.21.2019ASCENTS STRUCTURAL ENGINEERING August 21, 2019 Connor and Katie Bailey c/o 2757 Design 417 Main Street, Suite Y Carbondale, CO 81623 Reference: Blue Creek Remodel 124 Ponderosa Pass Carbondale, CO 81623 Project No. 2019-0238 Dear Mr. and Mrs. Bailey, Boulder Carbondale Winter Park On August 8, 2019, I visited your home, located at 124 Ponderosa Pass, with Shay Myers, Designer for 2757 design. The purpose of the visit was to investigate the existing attic trusses and upper level framing over your garage as it relates to the desire to remodel this space. During this visit we field measured the existing framing, noted information regarding the pre -fabricated trusses and gathered information regarding the as -built condition. The structural changes and framing requirements related to the change of use of this space are based upon the plans provide by 2757 design dated 08.09.19. Additionally, I have reviewed the original structural plans prepared by Ernest Kollar Engineers, Inc. dated 01-23-06. It is my understanding that these plans accurately represent the as -built condition of the existing structure. The structural framing requirements associated with the proposed remodel include: ■ Attic Trusses — These trusses were fabricated by Trusfab, Inc. in New Castle Colorado (Job No. 3994). When contacted, they were able to provide the original truss shop drawings and run a new analysis for the trusses for the as -built condition and change of use in this space (Bedroom - 30 psf Live Load to the room area). Based upon this information it was found that in the exiting condition the trusses adequately support the design loads. No modifications are needed. Additionally, none of the trusses shall be altered from their existing condition. New Door Opening between the Main House and Attic Space over Garage door 004 — 3'-0" wide Header — (2)-2x8 or (3)-2x6 Trim Studs — (1)-2x6 each End King Studs — (1)-2x6 each End ■ Increase Window Opening on West Attic Dormer (See sheet a3.2) window a — 2'-6" wide Header — (2)-2x8 or (3)-2x6 Trim Studs — (1)-2x6 each End King Studs — (1)-2x6 each End (See sheet a3.2) ASCENT GROUP, INC. • 417 Main Street, Suite Z • Carbondale, CO 81623 • 970.618.5024 • ascentgrp.com Blue Creek Remodel 2019-0238 • Increase Window Opening on North Attic Dormer (See sheet a3.2) windows b and c — 2'-6" wide each (approx. 5'-6" wide total) Header — (2)-2x10 or (3)-2x8 Trim Studs — (2)-2x6 each End King Studs — (2)-2x6 each End • Infill Frame the Existing Floor Penetration for Fold -down Attic Stair — Remove attic stair and provide 2x8 joists at 16" o.c. spanning between the existing girder trusses. Fasten each end to girder truss using Simpson LUS26 or LUS28 face mount hangers. Provide 3/4" thick floor sheathing. • Verify that existing floor sheathing in attic space is 3/4" thick and rated to span 24". Because of the nature of a remodeling project, contractor shall contact our office if any unforeseen framing conditions or as -built conditions are encountered during the construction process. All construction shall be completed in a workman like manner and be in compliance with current building code requirements per the Garfield County Building Department.
