Pinon Point — Glenwood Springs Elk Springs, Lot 12 — Los Amigos Ranch, Filing 2 1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.) AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.) 2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES AS NOTED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST. 3) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS REQUIRED AT FOUNDATION INSPECTION TO VERIFY STRUCTURE - INCLUDING ROOF OVERHANGS, DECKS AND OTHER PROJECTIONS - IS IN COMPLIANCE WITH MINIMUM SETBACKS AND/OR BUILDING ENVELOPE REQUIREMENTS. 4) UNFINISHED AREAS AT THE BASEMENT AND GARAGE UPSTAIRS LEVEL SUBSEQUENTLY WILL REQUIRE SEPARATE BUILDING PERMIT(S) PRIOR TO USE AS INTERIOR FINISHED SPACES. UNFINISHED BASEMENT MUST BE INSULATED, CONDITIONED & SHALL INCLUDE 1/2" GYP. BOARD FIRE BARRIER AT UNDERSIDE OF FLOOR FRAMING (PER I.R.C., SECTION R302.13) 5) A SEPARATE LOCK -OFF, ACCESSORY DWELLING UNIT, OR SECONDARY DWELLING AT GARAGE UPSTAIRS LEVEL IS SPECIFICALLY NOT APPROVED AS PART OF THIS BUILDING PERMIT, AND ANY SUCH USAGE MAY REQUIRE A LAND USE CHANGE PERMIT, AS WELL AS A SEPARATE BUILDING PERMIT INCLUDING ALL REQUIRED FIRE -RATED ASSEMBLIES FOR 2 -FAMILY DWELLINGS (I.R.C., SECTIONS R302.3 - R302.4). 6) SEPTIC SYSTEM APPROVALS - PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY PROVIDE FINAL APPROVAL/SIGN-OFF FOR ON-SITE WASTEWATER TREAT- MENT SYSTEM FROM GARFIELD COUNTY'S PUBLIC HEALTH DEPT. 7) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
