Our office is the design engineer of record for the proposed addition. As such we issued construction documents dated Nov. 01, 2019. We understand that the general contractor (Levi Troyer) made three changes relative to the structural documents. The original structure is a two unit, factory built, modular home erected on a lower level with cast in place concrete foundation walls. The south end of the lower level is a tvso car garage, and a concrete retaining wall on the east side of the driveway allows âccess into the garage. The sunroom addition is on the east side of the residence and a portion of the addition's west wall is directly above the noted retaining wall. The òonstruction documents specified a 4 x 10 timber beam directly above and parallel to the retaining wall. The floor of the addition creates a crawl space which requires ventilation. Consequently, the architectural construction documents specified that the east and south faces of the crawl space be screened for ventilation. The general contractor substituted a wood stud bearing wall (2 x 6's at 16" O.C.) for the noted 4 x 10. He provided a 3'-0" wide access opening in the wall with a (3) - 2 x 6 header and (2) - 2 x 6 header support posts ((1) jact + (l) king). This substitution is structurally acceptable, but ventilation of the crawl space needs to be maintained. The roof of the addition was specified as a 3/12 shed roof with 2 x 12 rafters at ?4" an center spanning l3'-0" east to west. The shed roof over-frames the existing house roof and the structural documents detailed 2 x 6 rafters at24" on center as the over- framing. The general contractor substituted ll.7l8* LVL rafters spaced ^t24" on center ficr the 2 x 12's and the 2 x 6 over-framing. This substitution is structurally acceptable. For electrical wiring two (2) rows of 3/4" diameter holes were drilled in the noted LVL rafters. The holes are located approximately mid-height of the LVL'S, are approximately 8" aparl, and are located approximately 4'-0" from the west wall of the addition.
