Jose:
We are currently reviewing plans submitted to our office for a new residence to be located at Native Springs subdivision
— Lot 8, but the application includes several outstanding items which must be addressed before we can finalize our plan
review and issue a building permit.
More specifically, we need for the following items to be submitted to our office:
A. Soils Report— Information included in this building permit application does not constitute a "soils report" as
required by the final plat of Native Springs subdivision. It only addresses soils percolation test results and design
of the septic system. Please submit a soils report that fulfills industry standards for inclusion of information
regarding soils type, allowable soils bearing capacity and specific requirements to be employed in the design and
construction of the building foundation.
B. Structural Framing — Information submitted does not provide adequate information to allow for completion of
this residence, and we strongly suggest that you engage a Structural Engineer to address the following items
which are not currently included in the submitted plans:
1. Upper Floor Framing Layout Plan
2. Beam Sizes, Specifications & Connections at Covered Porches (front/back)
3. Wall Bracing & Shear Walls at Garage
4. Header Beams above Garage Door
5. Header Beam between Living Room/Kitchen & Dining Room
6. Truss Profiles and Specifications
Please submit this requested supplemental information at your earliest opportunity so that we can complete our review
and issue a permit for this project. In the meantime, we will place this application in our "Pending Projects" file.

Orrin:
Hope things are going well for you in spite of the relatively weird times we are all facing now.
I wanted to give you head's up about a couple of building permits we are currently in process of issuing in the Native
Springs subdivision, both of which will require fire sprinkler systems as per the final plat requirements.
These permits include the following:
• Jimmy Lozano — New Single -Family Residence —15 Native Springs Drive (Lot 8) — Parcel ID Number:
217711102008 — Building Permit #BLRE-07-20-6376
• Bill & Emily Barham — Accessory Dwelling Unit — 240 Native Springs Drive (Lot 6) — Parcel ID Number:
217702402006 — Building Permit #BLRE-07-20-6383
We have included conditions of approval for each of these projects for installation of a fire sprinkler system and have
directed them to contact the local fire district for specific design requirements and inspections.

In addition to the items emailed to you and Jose Caliber a few days ago, one issue I forgot to mention is that all dwellings
located in the Native Springs subdivision are required to install an automatic fire sprinkler system. Please contact Orrin
Moon at Colorado River Fire Rescue for specific design and inspection requirements. I have copied Orrin on this email or
you can reach him at the following phone number (970) 379-2932.

We have reviewed the submitted framing details for the above. We are still missing the following:
1. 2nd floor framing plans.
2. Shear wall details garage door wall.
3. General braced wall lines for the structure as per Sec. R602.10.1 2015 IRC.
4. Seal on submitted engineering S2 and S-3 or letter.
5. Engineer should verify loads roof through to foundation are designed per code. Presently Truss Fab, the lumber
yard, contractor and engineer have possibly different or missing load paths.
6. Pending soil report.
7. Note from fire district they have received a set of plans for the fire sprinkler system.
Once we have the required information, we will be able to complete the plan review.

I believe the attached revised plans address all of the issues.
I contacted both the truss supplier and the floor package supplier to verify that we all understood where the loads are
tracking. We were all in agreement.
I have also attached the original soils report and the addendum.
