Martin Exemption, Tract A
1. WORK SHALL COMPLY WITH 2015 INTERNATIONAL BUILDING CODE AND MANUFACTURER'S
INSTALLATION SPECIFICATIONS.
2. IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED ITEMS NOTED ON PLANS
REFERENCE SPECIFIC ITEMS ON THIS LIST.
3. STRUCTURE IS APPROVED AS A DETACHED RESIDENTIAL ACCESSORY BUILDING, TYPE II-B
CONSTRUCTION (NON-SPRINKLERED), OCCUPANCY GROUP "U" (UTILITY).
4. WORK SHALL COMPLY WITH "RURAL" ZONE DISTRICT REGULATIONS PER GARFIELD COUNTY'S
LAND USE & DEVELOPMENT CODE. ANY CHANGE IN USE OR OCCUPANCY OF THIS STRUCTURE
MAY REQUIRE A LAND USE CHANGE PERMIT AND/OR AMENDED BUILDING PERMIT(S).
5. THICKENED EDGE SLAB SHALL COMPLY WITH GARFIELD COUNTY'S MINIMUM DESIGN
STANDARDS AS SHOWN ON PLAN ATTACHMENTS - "FOUNDATION DETAIL A".
6. ALL HIGH -STRENGTH BOLTING AND FIELD WELDING REQUIRES SPECIAL INSPECTOR AS PER
I.B.C., CHAPTER 17. PROVIDE COPY OF APPROVAL REPORT AT FINAL BUILDING INSPECTION &
CERTIFICATE OF OCCUPANCY.
7. A WALK-THROUGH SIDE -HINGED DOOR (MIN. SIZE: 36" WIDE X 80" HT.) IS REQUIRED FOR
EGRESS FROM THE BUILDING INTERIOR.
8. THIS BUILDING PERMIT IS ISSUED FOR AN UNHEATED BUILDING SHELL ONLY. SUBSEQUENT
CONSTRUCTION AT BUILDING INTERIOR - INCLUDING INSULATION, HEATING SYSTEM, INTERIOR
FINISH OR PARTITION WALLS - REQUIRES THAT THE PROPERTY OWNER SUBMIT AMENDED
PLANS TO THE BUILDING DEPT. FOR REVIEW & APPROVAL.
9. IF BUILDING IS TO BE HEATED - NOW OR IN THE FUTURE - INSULATION AT THERMAL ENVELOPE
SHALL COMPLY WITH 2009 I.E.C.C., TABLE 402.2.5 INCLUDING RIGID INSULATION AT CONCRETE
SLAB EDGE AND FOUNDATION PERIMETER PER I.E.C.C., SECTION 402.2.8. FOR MECHANICAL &
HEATING SYSTEM REQUIREMENTS REFERENCE ITEMS #58, 59, 62, 63, 64, 65 AND 71.
10. IF APPLICABLE, ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL
BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF
OCCUPANCY.
