Bill:
I hope you are staying safe out there and that your summer has been a good one, in spite of the challenging times we
are experiencing in 2020.
Wanted to check in to see if you have been contacted about a new addition to Nelson's existing building as referenced
above? I've got plans on my desk showing a new expansion on the back side of their existing auto body repair shop, and
with this new addition the building size will exceed the maximum allowable size for I.B.C. construction type V-B (7,500
SF). The existing building is 5,750 SF and the new addition is 2,090 SF for a total area of 7,840 SF.
Based on my reading of Garfield County Ordinance 2018-02, Section 903.2.3 and Table A, it seems pretty clear that they
will be required to install an automatic fire sprinkler system throughout this entire building. Would you agree with that
assessment?
If so, I'll let them know that they need to contact you to discuss further and we will place a condition of approval stating
that the entire building will need to be fire sprinklered.

I haven't heard from anyone recently. I don't recall exactly but I did have a discussion quite a while ago about the
project. I made them aware of the potential fire sprinkler requirement. I'm surprised that they haven't adjusted the
square footage accordingly.

They might be able to build a fire barrier but it would up to their architect to design.

I am currently reviewing plans for an addition to Nelson's Auto Body Shop located at 6776 Highway 82, but need your
assistance in determining what category this commercial business property would be classified in the world of Road
Impact Fees ... is it "commercial" or "industrial"? (Note: zoning is "commercial ltd.") If you can clarify for me, I'd greatly
appreciate.

Hi Dave: Repair, Body/Paint or Upholstery Shop is listed in our Land Use Table (3-403) under the Commercial Use
Category. I think it would be safe to put the Auto Body shop under that category for Traffic Impact Fees. That is my

Just wanted to follow-up with you on this one. They brought us amended plans which reduced overall building size to be
below the 7,500 SF threshold for the fire sprinkler requirement, so we have revised our conditions of approval to drop
that requirement.
