O. 192 Silt, Co. 81652 RE: Barn Structure at 460 County Road 259 (460 Jewell Lane, Silt Mess) Garfield County, Co. April 2, 2004 At your request, on 20 March 2004, I performed a structural inspection of the noted structure. 1 understand that you constructed the 2 story, wood framed structure in the fall of 2003 as an agricultural building. As such, a building permit, plan review, and inspections were not required by Garfield County at that time. Further, I understand that Garfield County has requested that the structural capacity be evaluated relative to a change in use of the structure from an agricultural barn to a barn which includes an office on the second floor. In plan, the two story structure measures approximately 40'-0" east - to - west by 24'-0" north - to - south. On both the north and south sides of the two story structure, a one story, partially enclosed, one story shed was also constructed. Each shed runs the full 40'-0" length of the barn, and is 13'-0" wide. I understand that the floor of the 'barn' portion of the structure is a 4" to 5" inch thick concrete slab - on - grade that was placed monolithically with thickened edges. I understand that the thickened edges are 16" to 18" deep and reinforced with continuous #4 rebar top and bottom. The floor slab appeared to be in excellent condition: I observed no significant cracks ill the slab, there was no signs of deterioration or differential settlement. At the time of the inspection I recommended that, to protect the foundations from frost heave, that the exposed edges of the slab, on the east and west sides of the building, be protected with a skirt of rigid insulation. The continuous skirt should extend 12" from the face of the slab. The insulation should be l .1/2" thick extruded polystyrene. The two story wood framed 'barn' structure is as follows: 1. Premanufactured roof 'common' roof trusses, spaced at 24" on center, span 24'-0" north -to - south. The trusses are stamped by Trus-Fab of New Castle, Co. for a total load capacity of 60 PSF and a spacing of 24" on center. Each truss is attached to the wall top plate, each end, with a standard hurricane tie. 2. Upper level exterior walls are 2 x 4 studs spaced at 16" on center. Maximum window openings are 6'-0" wide. Headers above the windows are (2) - 2 x 10's, typical, and the headers are all supported each end with (2) - 2 x 4's (one jack + one king). 3. Floor joists for the upper level floor of the 'barn' are 16" BC1/650 premanufactured 'I' I' 2 joists (Mfr. = Boise Cascade Corp.). The 16" deep joists are spaced at 16" on center, and they clear span 24'-0" north -to -south. The floor joists are structurally adequate to safely support the in -place dead load plus a office design live load of 50 PSF. 4. Perimeter framed walls which extend from the foundation and support the upper level floor are 2 x 6 studs spaced at 16" on center. There are no openings in the lower level, north and south, bearing walls. There are two 4'-0" wide window openings in the lower level west wall. There is a 9'-0" high by 10'-0" wide garage door opening in the lower level east wall. The garage door opening is framed with a (3) - 1.3/4" x 11.7/8" LVL (Laminated Veneer Lumber) header. All of the lower level wall framing is structurally adequate. The one story shed structures on the north and south sides of the barn are framed as follows: 1. Rafters span 12'-0" north - to - south from the bam to an exterior post and beam line. The rafters are 2 x 6's (Hem -Fir No. 1 and No. 2) spaced at 16" on centers. The metal roofing is supported on 2 x 4 purlins spaced at 30" on center which lay flat and span between the rafters. The 2 x 6 rafters are slightly over -stressed when subjected to the design snow load of 40 PSF. Our office recommends that the usage of the shed spaces be limited to storage. 2. The rafters are supported at the north and south wall of the barn with LU-24 joist hangers nailed to a continuous 2 x 6 wood ledger. The ledger is screwed and nailed through the structural wall sheathing to the BCI rim joist. The screws consist of 1/2" diameter lag screws spaced at 32" on center, Nails consist of 16 penny nails at a variable spacing, from 12" to 16" on center. Our office recommends that the ledger - to - rim connection be strengthened with with addition of 1/2" diameter by 4" lag screws spaced at 32" on center mid -way between the existing lag screws. 3 , The post and beam system which supports the `outside' edge of the shed rafters consists of 4 x 4 posts spaced at 8'-0" on center with (2) - 2 x 8 beams spanning between posts. The post - to beam connection utilizes light gage, galvanized, nailed post caps. The posts are supported on 10" diameter concrete piers with light gage, galvanized post bases. The post and beam system is structurally adequate. Our office performed a structural analysis of the framing system. Ail components of the system are structurally adequate, except for the noted exceptions. In summary, our office recommends; 1. The addition of the rigid insulation to `frost protect' the exposed portions of the foundation. 2. The shed ledger - to - barn rim connection be strengthened. 3. The sheds be limited to storage or agricultural uses. (Alternately, the shed rafter systems could be upgraded with the addition of 1.3/4" x 5,1/2" LVL `sister' rafters spaced at 32" on center.) The code enforcing agency for the project is Garfield County. The current code adopted by the county is the 1997 Uniform Building Code (UBC). It is our professional opinion that the structure is adequate to safely withstand design snow loads of 40 PSF, and Exposure B wind loads with a basic wind speed of 80 MPH. The upper level floor of the two story structure is adequate to safely support a design floor load of 50 PSF. 3 Please be aware that this report is limited in scope to those conditions which are directly related to the framing and foundation systems.
