Landscape:
• Add irrigation.
• Add trees and plantings.
• Minor dirt work.
• Set boulders terraces.
• Remove and rebuild decks using existing footers and 2 added new footers.
• Remove main entry hardscape and install new.
• No work to OWTS.
Interior:
• Swap a couple of windows around in kitchen area. (Nonstructural)
• Drop a couple of windows in living area and ad transom above. (Structural change)
• Redo kitchen, new location for cabinets, sink, dishwasher, and stove. Added lighting and
electrical work. Add one bar sink to fixture list. Add new patio door that will require structural
framing.
• New fireplace appliance not yet determined.
• Remodel main floor powder to include added shower. Relocate plumbing and electrical fixtures
and minor nonstructural framing.
• Add doors off main entry room to create an office space. Nonstructural framing and move some
electrical switching around.
• In the master bedroom area, the bedroom and bathroom area will get swapped. New plumbing
and electrical locations. Add soaking tub to the bath fixtures. Also, nonstructural framing at
partition wall locations and structural framing with new header at new exterior door.
• In library change existing window to door. This will require new structural header.
• Remove and replace insulation in the attic spaces.
• In the garage add hot and cold water next to the boiler, and up size hot water heater to 75ga1.
• New finishes throughout the house.
In general, there will be some structural, electrical, and plumbing changes with new finishes.
