HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLRE-09-20-6480 CUC Construction New Single -Family Residence 28 Eagle Claw Circle, Glenwood Springs Ironbridge PUD — Phase 2, Lot 251 1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (IRC) AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (IECC). 2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS. REDLINED NUMERICAL NOTATIONS ON PLANS REFER TO ANNOTATED ITEMS ON THE ATTACHED "RESIDENTIAL PLAN REVIEW LIST". 3) A LOT IMPROVEMENT CERTIFICATE WET -SEALED BY A COLORADO LICENSED SURVEYOR IS REQUIRED AT UNDERGROUND PLUMBING INSPECTION TO VERIFY COMPLIANCE WITH APPLICABLE BUILDING CODE FIRE SEPARATION REQUIREMENTS INCLUDING DISTANCE OF WALLS, ROOF OVERHANGS & EXTERIOR OPENINGS FROM PROPERTY LINE. 4) ONE-HOUR FIRE-RESISTANT CONSTRUCTION IS REQUIRED AT EXTERIOR WALLS, UNDERSIDE OF ROOF OVERHANG SOFFITS AND EXTERIOR OPENING PROTECTION AT DOORS & WINDOWS WITHIN FIVE (5) FEET OF PROPERTY LINE AS PER I.R.C., TABLE R302.1(1) AND AS REDLINED ON PLANS. 5) GEOTECHNICAL ENGINEER TO PROVIDE OPEN -HOLE INSPECTION REPORT VERIFYING 1,500 P.S.F. BEARING CAPACITY REQUIREMENT. PROVIDE ENGINEER'S SEALED APPROVAL REPORT AT UNDERGROUND PLUMBING INSPECTION PRIOR TO INITIAL CONCRETE POUR. 6) STRUCTURAL ENGINEER SHALL BE RESPONSIBLE FOR REVIEW AND INSPECTION OF STRUCTURAL CONCRETE MAT SLAB FOUNDATION INCLUDING: PLACEMENT OF STEEL REINFORCING BARS, ANCHOR BOLTS AND FORMWORK. PROVIDE ENGINEER'S SEALED APPROVAL REPORT (WET STAMPED & SIGNED) FOR BUILDING INSPECTOR REVIEW AT UNDERGROUND PLUMBING INSPECTION. 7) IF APPLICABLE, CONTACT BUILDING DEPARTMENT PRIOR TO CONCRETE POUR TO SCHEDULE SPECIAL INSPECTION TO VERIFY PLACEMENT OF RIGID INSULATION IF IT WILL BE SUBSEQUENTLY CONCEALED FROM VIEW. 8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
