Subject: Ironbridge Lot 251 - Fire Rated Walls/Roofs
Brad:
We are currently reviewing a project for CUC located at Ironbridge PUD, Lot 251. However, before we can finalize our
review and issue a building permit, we need the following item to be addressed:
Fire Ratings at Exterior Walls/Roofs of Side Yards — The foundation walls appear to be located right on the 5 -yard
minimum setback lines, and roof overhangs encroach an additional 16" according to plans. Although there is a vague
indication (not very clear) on floor plan as to a one-hour fire -rated exterior wall, there is no specific information clearly
illustrating the exact location and extents of the fire -rated assembly. There are also no specifications or details included
for the fire rated walls, nor the encroaching roof overhangs above.
Our office needs to receive drawings which clarify location/extent of these important fire -rated assemblies so that both
the Building Department and your Contractor are clear as to detailed specifications and exact location of these
requirements. We also need to receive the listed fire assemblies for walls/roofs as provided by a nationally recognized
certification agency (for example, U.L. or US Gypsum Association) and this information needs to be included as part of
your construction plans. Below I have included I.R.C. Table 302.1 (1) highlighted in red for your reference as to specific
building code requirements:

Dave and Andy,
Please see attached revised floor plan and additional fire rated assembly with GA File #. I have reviewed extensively for
a GA or UL file number for the eave assembly. During my research, there were several agencies that stated that there is
not a file number associated with the eave assembly. If you have additional information, I would be happy to put it on
the detail. I have another project in Carbondale with the same detail situation, and it has been accepted by John Plano
with the same explanation.
Respectfully,
Brad Jordan
