1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY SOIL
BEARING PRESSURE BETWEEN 1,500 - 3,000 P.S.F. (SEE SOILS REPORT)
4) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS
REQUIRED AT FOUNDATION INSPECTION TO VERIFY THAT STRUCTURE - INCLUDING
ROOF OVERHANGS, DECKS & OTHER PROJECTIONS - IS IN COMPLIANCE WITH BUILDING
ENVELOPE REQUIREMENTS AS PER THE COUNTY'S LAND USE & DEVELOPMENT CODE.
5) UNFINISHED ATTIC LOCATED ABOVE GARAGE SHALL BE PROVIDED WITH INSULATION
AT THERMAL ENVELOPE - BUT DRYWALL, PLUMBING, ELECTRICAL AND OTHER INTERIOR
FINISH WORK SHALL NOT BE ALLOWED UNLESS AMENDED PLANS TO FINISH OUT THIS
AREA ARE SUBMITTED TO THE BUILDING DEPT. IF NOT FINISHED OUT PRIOR TO FINAL
INSPECTION & CERTIFICATE OF OCCUPANCY, A SEPARATE BUILDING PERMIT WILL BE
REQUIRED AT TIME OF INTERIOR FINISH.
6) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
