HomeMy WebLinkAboutScope of Work 08.27.2020REGAIN CONSTRUCTION Date: 8/27/2020 SCOPE OF WORK Project: Interior/Exterior Remodel Client: Michael Poulos Includes Water Mitigation Scope General Exterior Scope: Change exterior elements on the house including all siding, roof, gutters, downspouts, masonry, patios, deck, walkways. Remove and reset HVAC equipment, regrade driveway and repair fencing. Landscape will include adjusting grades around the house sprinklers and plantings. This scope includes the water mitigation work to stop water infiltrating the foundation. General Interior Scope: Remodel kitchen with all new cabinets, appliances, fixtures, and lighting, TBD. Refinish hardwood floors throughout. Remove the existing river rock stone at two fireplaces and replace with new stone. Siding: 1. Change log skin siding out to more realistic looking log skins with dove tails. New timber accents, and columns. 2. Change remainder of siding out. Board and Batton or T&G, TBD. Concrete: 1. New footers at entry patio. 2. New stem wall at entry patio. 3. New slab on grade pre -slab front walkway, and both back patios. 4. Add full size house keeping pad for HVAC equipment. Masonry: 1. Add new stone veneer to the exterior of the house. 3. Add exterior chimney stone all the way to the top of chimney. 4. Remove all existing exterior flagstone and install new flagstone at the front walkway, front entry deck, and both back patios. Materials TBD. 5. Interior fireplaces in the family room and living room will have the existing stone removed and new stone veneer installed. Roof: 1. Remove existing roof and replace with standing seam painted metal. 2. New K-style gutters and downspout to roof. 3. Replace old heat tape and add to new locations. 4. Install snow stops or fencing as needed. Landscape: 1. Regrade back yard to get drainage away from the house. 2. Install subsurface membrane around three sides of the house for water mitigation. 3. Re -sod backyard. 4. Replant back flower gardens. 5. Relocate swing. 6. Plant new trees. 7. Remove select trees. 8. Install low water planting area around perimeter of the house and install rock or mulch. 9. Build French drain along east property line to divert surface water. 10. Add recessed seating area to back yard. 11. Replace irrigation and time control to modern equipment. 12. Pick up downspouts with site drainage system and evacuate to daylight. Plumbing: 1. Drain down and disconnect snowmelt to all exterior patio areas. Replace with new snowmelt in pre -slabs. 2. Relocate hose bib. 3. Run gas line to firepit location. 4. Run gas line to BBQ location. 5. Rough -in new kitchen. 6. Trim new kitchen. Electrical: 2of3 1. Disconnect all exterior electrical equipment and devices and remove. 2. Reinstall exterior electrical equipment and devices. 3. Clean up electrical raceway at AVAC equipment to minimize penetrations into the house. 4. Run electrical rough into the back covered patio for new overhead heaters. 5. Demo kitchen electrical and rough in for new locations. 6. Trim kitchen. 3ot3
