HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLRE-10-20-6531 Evan Schreiber Residential Accessory Structure — Artist Studio & Gym TBD Meadow Circle, Carbondale Ranch at Coulter Creek — Lot 10 1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.) AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.) 2) PROPOSED IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST. 3) THE BUILDING PERMIT FOR THIS RESIDENTIAL ACCESSORY STRUCTURE EXPLICITLY RECOGNIZES USE AS AN "ARTIST STUDIO/GYM" BUT SPECIFICALLY DOES NOT INCLUDE APPROVAL FOR USE AS A SEPARATE RESIDENTIAL DWELLING UNIT, GUEST HOUSE OR LOCK -OFF UNIT. IF SUCH USE IS DESIRED BY THE PROPERTY OWNER, SUBSEQUENT CONVERSION OF THE "ARTIST STUDIO/GYM" INTO A SEPARATE "ACCESSORY DWELLING UNIT" (OR A.D.U.) WILL REQUIRE ADDITIONAL PERMIT(S) THROUGH THE COMMUNITY DEVELOPMENT DEPARTMENT. LEGAL WATER RIGHTS FOR THE A.D.U. MUST BE ADDRESSED, AND OTHER BUILDING CODE REQUIREMENTS MAY ALSO APPLY - FOR EXAMPLE, EGRESS WINDOWS AT ANY BEDROOMS, INSTALLATION OF FULL-SIZE KITCHEN APPLIANCES, BATHING FACILITIES, ETC. 4) THIS "ART STUDIO" OUTBUILDING IS CONSIDERED A RESIDENTIAL ACCESSORY -USE STRUCTURE, AND SPECIFICALLY MAY NOT BE USED FOR COMMERCIAL PURPOSES WITHOUT FIRST OBTAINING A LAND USE CHANGE PERMIT FOR SUCH USE. 5) AN OPEN -HOLE SOILS REPORT IS REQUIRED AT FOOTING INSPECTION TO VERIFY SOILS BEARING CAPACITY AS FOLLOWS: ALLOWABLE BEARING PRESSURE = 2000 P.S.F. 6) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS REQUIRED AT FOUNDATION INSPECTION TO VERIFY STRUCTURE - INCLUDING ROOF OVERHANGS, DECKS AND OTHER PROJECTIONS - IS IN COMPLIANCE WITH BUILDING ENVELOPE REQUIREMENTS. 7) PRIOR TO FINAL INSPECTION, PROVIDE RADON TESTING IN ACCORDANCE WITH RANCH AT COULTER CREEK'S FINAL PLAT (NOTE #17) AS FOLLOWS: "DUE TO THE POSSIBLE PRESENCE OF RADON GAS IN THE AREA, TESTING FOR RADON GAS SHALL BE DONE WHEN THE RESIDENCE HAS BEEN COMPLETED AND PRIOR TO ISSUANCE OFA CERTIFICATE OF OCCUPANCY." 8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
