1) NEW WORK RELATED TO RESIDENTIAL REPAIRS & IMPROVEMENTS SHALL COMPLY
WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.) AND 2009 INTERNATIONAL
ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) REMODEL/ADDITION TO EXISTING STRUCTURE IS APPROVED FOR USE AS A SINGLE-
FAMILY RESIDENCE USE ONLY.
4) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR,
IS REQUIRED AT FRAME INSPECTION TO VERIFY THAT REMODELED STRUCTURE 15 IN
COMPLIANCE WITH CONDOMINIUM MAP AS RECORDED ON MARCH 27, 2019 AS
RECEPTON NO. 918536.
5) AN ELEVATION SURVEY, SEALED BY A COLORADO PROFESSIONAL LICENSED SURVEYOR,
IS REQUIRED AT FRAME INSPECTION TO VERIFY THAT AS -BUILT ROOFS COMPLY WITH
GARFIELD COUNTY'S 25 -FOOT BUILDING HEIGHT LIMIT AS DEFINED IN THE LAND USE
DEVELOPMENT CODE.
6) INSULATION AT THERMAL ENVELOPE SHALL COMPLY WITH 2009 I.E.C.C. MINIMUM
REQUIREMENTS.
7) INSTALL CARBON MONOXIDE & SMOKE ALARMS AT ALL BEDROOMS WITHIN DWELLING
(AS PER ITEMS #32, #33 OF PLAN ATTACHMENTS).
8) PROVIDE 3RD PARTY VERIFICATION OF EXISTING SEPTIC TANK CAPACITY. A SEPARATE
SEPTIC SYSTEM PERMIT MAY BE REQUIRED FOR ALTERATION OF THE EXISTING SEPTIC
SYSTEM IF NUMBER OF BEDROOMS EXCEEDS CAPACITY OF EXISTING SEPTIC TANK.
9) INSULATION AT THERMAL ENVELOPE SHALL COMPLY WITH 2009 I.E.C.C. MINIMUM
REQUIREMENTS.
10) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
