1) ALL WORK SHALL COMPLY WITH THE 2015 I.B.C., I.F.C., I.M.C., I.P.C., I.F.G.C. AND 2009 I.E.C.C., AS
WELL AS MANUFACTURER'S INSTALLATION REQUIREMENTS.
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S COMMERCIAL BUILDING REQUIRE-MENTS,
DESCRIPTION OF PLAN REVIEW REDLINE COMMENTS & INSPECTIONS POLICIES.
3) ALL WORK MUST COMPLY WITH GARFIELD COUNTY'S "COMMERCIAL GENERAL" ZONE DISTRICT
REGULATIONS AND MUST COMPLY WITH ALL REQUIREMENTS AS STATED ON THE FINAL PLAT.
4) THIS BUILDING IS APPROVED AS NON-SPRINKLERED, TYPE V -B CONSTRUCTION, OCCUPANCY GROUP
"F-2" (FACTORY LOW -HAZARD).
5) AS PER THE FINAL PLAT NOTES, BUILDING SHALL BE EQUIPPED WITH AN EARLY DETECTION FIRE
ALARM SYSTEM INCLUDING BUT NOT LIMITED TO HEAT DETECTION, SMOKE DETECTION AND
MANUAL ACTIVATION. APPLICANT SHALL CONTACT THE LOCAL FIRE DISTRICT FOR FIRE CODE
REQUIREMENTS INCLUDING: FIRE ALARM SYSTEM, FIRE EXTINGUISHERS & OTHER PERTINENT
ITEMS. FINAL APPROVAL LETTER FROM FIRE DISTRICT IS REQUIRED AS FOLLOWS: (1) AT FRAME
INSPECTION, AND (2) PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
6) OPEN -HOLE SOILS REPORT IS REQUIRED AT FOOTING INSPECTION TO VERIFY 1,500 P.S.F. SOIL
BEARING CAPACITY.
7) EGRESS REQUIREMENTS PER 2015 I.B.C., CHAPTER 10. LOCKS, LATCHES & LANDINGS AT DOORS AS
PER SECTION 1010. VERIFY DIRECTIONAL EXIT SIGNS AND EMERGENCY LIGHTING LOCATIONS PRIOR
TO ELECTRICAL ROUGH -IN INSPECTION.
8) LIGHT, VENTILATION & TEMPERATURE CONTROLS PER 2015 I.B.C., CHAPTER 12.
9) RESTROOM FACILITIES ARE REQUIRED IN THIS NEW OFFICE BUILDING, INCLUDING A LAVATORY AND
WATER CLOSET. ACCESSIBLE RESTROOM TO COMPLY WITH ACCESSIBILITY REQUIREMENTS PER I.B.C,
CHAPTER 11 AND I.C.C. A117.1 - 2009 INCLUDING 36" WIDE DOOR & 60" DIAMETER TURN RADIUS
INSIDE RESTROOM.
10) ACCESSIBILTY REQUIREMENTS PER 2015 I.B.C., CHAPTER 11 AND I.C.C. A117.1 - 2009. PROVIDE
ACCESSIBLE ROUTE FROM PARKING AREA TO ACCESSIBLE ENTRANCE INTO OFFICE, INCLUDING
LANDINGS, RAMP, RAILINGS, ETC.
11) ON-SITE WASTEWATER TREATMENT SYSTEM (O.W.T.S.) SHALL BE DESIGNED AND INSPECTED BY A
PROFESSIONAL ENGINEER LICENSED IN THE STATE OF COLORADO. SEPTIC DESIGN TO COMPLY WITH
O.W.T.S. REGULATIONS AS ADMINISTERED BY GARFIELD COUNTY'S PUBLIC HEALTH DEPT. PROVIDE
FINAL APPROVAL FROM PUBLIC HEALTH DEPT. PRIOR TO FINAL BUILDING INSPECTION &
CERTIFICATE OF OCCUPANCY.
12) ELECTRICAL REQUIREMENTS, PERMITTING & INSPECTIONS BY COLORADO STATE ELECTRICAL
BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION, AND FINAL
ELECTRICAL APPROVAL IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF
OCCUPANCY.
