1) ALL NEW WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE
(I.R.C.) AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES AS NOTED
ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) THIS BUILDING PERMIT ISSUED FOR ALTERATIONS/ADDITION TO AN EXISTING SINGLE-
FAMILY RESIDENCE AND EXISTING ACCESSORY DWELLING UNIT (A.D.U.) CURRENTLY
LOCATED UPSTAIRS ABOVE THE EXISTING GARAGE. REMODEL WORK ALSO INCLUDES
EXPANSION OF THE EXISTING 2 -STORY SINGLE-FAMILY RESIDENCE INTO EXISTING
GARAGE AT THE MAIN LEVEL.
4) USE OF THE EXISTING SINGLE-FAMILY RESIDENCE AS PROFESSIONAL OFFICES AND/OR
AS ADDITIONAL A.D.U. IS SPECIFICALLY NOT APPROVED UNDER THIS BUILDING PERMIT.
EITHER OF THESE PROPOSED CHANGE OF USES REQUIRE:
A. LAND USE CHANGE PERMIT APPROVING ANY USES NOT ALREADY IN PLACE; AND
B. SUBSEQUENT BUILDING PERMIT AMENDMENT(S) FOR CONVERSION OF THE
STRUCTURE FROM RESIDENTIAL TO COMMERCIAL MIXED-USE, INCLUDING
AMENDED PLANS ILLUSTRATING ALL PERTINENT REVISIONS COMMENSURATE
WITH SUCH CHANGE OF USE.
5) ANY DEMOLITION/REMODEL WORK COMPLETED AT THE JOB SITE PRIOR TO ISSUANCE
OF THE LAND USE CHANGE PERMIT & SUBSEQUENT BUILDING PERMIT AMENDMENTS
AS DESCRIBED ABOVE WILL BE EXPRESSLY AT THE OWNER'S RISK.
6) VERIFY CARBON MONOXIDE & SMOKE ALARMS AT ALL BEDROOMS WITHIN EXISTING
DWELLING (REFERENCE ITEMS #32, #33 OF PLAN ATTACHMENTS).
7) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
