However, before we can finalize our plan review & issue a building permit, we need for you to contact the Glenwood Springs Fire District about fire sprinkler requirements mandated by Springridge Reserve's subdivision plat and as described in greater detail below: • Fire Sprinkler System — Homes located in Springridge Reserve larger than 3,600 SF in size are required to have an automatic fire sprinkler system installed (see attached Plat Note #6). Although the size of your residence is under this square footage threshold, the total "Fire Area" as calculated by the local fire district also includes garage, and deck/patio areas with roofs above. Per calculations included below, this total fire area exceeds the 3,600 S.F. allowable size. Landowners, residents and visitors must be prepared to accept the activities, sights, sounds and smells of Garfield County's agricultural operations as a normal and necessary aspect of living in o County with a strong rural charocter and a healthy ronching sector. M must be prepared to encounter noises, odor. lights, mud. dust, smoke, chemicals, machinery on public roads, livestock on public roads. storage and disposal of manure, and the application by sproying or otherwise of chemical fertilizers, soil amendments, herbicides, and pesticides, any one or more of which may naturally occur as a part of a legal and non—negligent agricultural operations. 2) All exterior lighting will be the minimum amount necessary and all exterior lighting will be directed Inward and aownwurd, towards the Interior of the subdivision, except that provisions may be made to allow for safety lighting that goes beyond the property boundaries. 3) One (1) dog will be allowed for each residential unit and the dog shall be required to be confined within the owner's property boundaries. 4) Each lot shall have water sufficient to irrigate 3,500 square feet. 5) No open hearth solid—fuel fireplaces will be allowed anywhere within the subdivision. One (1) new solid—fuel burning stove as defined by C.R.S. 25-7-401, et. sew., and regulations promulgated thereunder, will be allowed in any dwelling unit. All dwelling units will be allowed on unrestricted number of natural gas burning stoves and appliances. 6) For any homes proposed in Springridge Reserve Planned Unit Development, over 3,600 sq. ft., they shall need to have an interior fire sprinkler system installed. These systems to be designed and installed to meet or exceed the standard set forth in NFPA 13R or 130 1999. 7) All foundations for all of the units in this developmenl shill be required to hove properly engineered foundations due to the potential for hydro—compactive soils in the areo. Alt lots require site specific geotechnical studies before a building permit will be issued. 8) Ali owners of and, whether ranch or residence, have obligations under Stole law and County regulations with regard to the mointenance of fences and irrigation ditches, controlling weeds. keeping livestock and pets under control, using property in accordance with zoning, and other aspects of using and maintaining property. Residents and Landowners are encouraged to learn about these rights and responsibilities and act as good neighbors and citizens of the County. A good introductory source for such information Is 'A Guide to Rural Living & Small Scale Agriculture' put out by the Colorado State University Extension Office in Garfield County. 9) All driveways shall be designed to meet the Uniform Fire Code 1997 Specifications of Article 9.
