HomeMy WebLinkAboutCorrespondenceDave Argo From: Dave Argo Sent: Thursday, April 30, 2020 3:08 PM To: allyson@decaturwilkie.com Cc: Ikrol@garfield-county.com Subject: Cerise Ranch - Lot 55 Allyson: We are currently reviewing plans for a new residence to be located at Cerise Ranch — Lot 55, but the plans we received are incomplete and do not meet our minimum submission requirements. Before we can finalize review and issue a building permit we need the following items to be addressed: 1. Basement Level Floor Plan Layout — The Structural Engineer's drawings clearly show that this residence will have a full-size basement, but there isn't a floor plan layout indicating interior walls, rooms, etc. Please provide us with an architectural floor plan layout of the basement if intended to be finished interior space. Even if your intention is to leave the basement level unfinished, we need to receive information indicating that this is your intention, and in that scenario a method of shutting off the unfinished basement from the stairway up to the main level must be clearly depicted. If the basement is left unfinished there will still be a requirement for an emergency means of egress from the basement (other than the stairway) and this must be illustrated on the plans. Future layout plans of basement bathrooms are required if plumbing rough -in or drain lines will be installed prior to pouring the concrete slab at the basement. 2. Upstairs Attic Layout Plan —There is a stair shown adjacent to the mudroom/laundry and garage but it isn't clear what this stair is intended to serve. Will there be a finished upstairs area? (either now or at some future date?) ... Or does this stairway only access the attic? If finished living space is provided at attic level, please submit an upstairs floor plan layout, or otherwise label as "unfinished attic access" at stair. 3. Building Cross Section(s) and Construction Details — There are no building cross sections, wall sections or construction details illustrating exterior finishes, building assemblies, insulation, thermal envelope and weather- proof systems for this project. Architectural drawings submitted specifically state that the building envelope and waterproofing portions of the work are not the responsibility of the architect. In accordance with our minimum submission requirements, please provide us with building or wall section(s) depicting these items so that we can review for building code compliance. Please submit (2) copies of this additional information to our office at your earliest opportunity so that we can finalize our plan review and issue permits for your project. In the meantime, your plans will be placed in our "pending projects" file while awaiting your response. Thank you for your attention to this matter. Overall square footage exceeds the maximum allowable area of 6,400 S.F. as per Cerise Ranch final plat, which indicates that a fire sprinkler system will be required. Per our calculations the overall "Fire Area" of your project is as follows: Main Level Residence 2,475 SF Full Basement 2,475 Garage 805 Covered Porches 945 TOTAL FIRE AREA 6,700 SF Please contact Bill Gavette at Carbondale Rural Fire District (copied on this email) with a set of plans so that he can review and confirm fire sprinkler system requirements. In regards to your comments below, here's my response: 1) Basement Plan attached- it will be unfinished except for the landing at the bottom of the stairs to create a separation. I plan to rough in for a bathroom for future but won't be any of that now. 2) Attic- I plan to have an unfinished attic so again, it will be finished to the landing. 3) For the Construction Details and sections, I've attached a few documents for your review. Also, I am resending the structural plan as you'll see on page S4.0 and S4.1 are wall sections and construction details per my engineer. Please let me know if you need anything else.
