1) ALL WORK MUST COMPLY WITH 2015 I.B.C., I.F.C., I.P.C., I.M.C., I.F.G.C., AND 2009 I.E.C.C.
AS WELL AS MANUFACTURER'S REQUIREMENTS.
2) WORK SHALL COMPLY WITH THE FOLLOWING: (A) GARFIELD COUNTY'S B.O.C.C. RESOLUTION
NO. 2018-10; (B) ASPEN VALLEY POLO CLUB P.U.D. REGULATIONS & P.U.D. GUIDE; AND (C) THE
FINAL PLAT.
3) BUILDING IS PERMITTED AS CONSTRUCTION TYPE "V-B", WITH OCCUPANCY GROUP "U" -
COMMERCIAL EQUESTRIAN BARN; OCCUPANCY GROUP "B" -VETERINARIAN OFFICE; AND
OCCUPANCY GROUP "R-3" - RESIDENTIAL DWELLING UNIT. *NOTE: FIRE -RATED OCCUPANCY
SEPARATIONS ARE REQUIRED BETWEEN RESIDENTIAL DWELLING UNIT & EQUESTRIAN BARN.
4) AN AUTOMATIC FIRE SPRINKLER SYSTEM IS REQUIRED THROUGHOUT THIS BUILDING AS PER
I.B.C., SECTION 903.2.8 AND I.F.C., SECTION 903.2, TABLE A. CONTACT LOCAL FIRE DISTRICT
FOR DESIGN CRITERIA, INSTALLATION REQUIREMENTS & INSPECTIONS. FIRE DISTRICT'S FINAL
APPROVAL LETTER AND SIGN -OFF IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION &
CERTIFICATE OF OCCUPANCY.
5) A FIRE ALARM SYSTEM IS REQUIRED IN THIS STRUCTURE. VERIFY SYSTEM DESIGN WITH LOCAL
FIRE DISTRICT.
6) PROVIDE OPEN -HOLE SOILS REPORT AT FOOTING INSPECTION TO VERIFY 1,500 P.S.F.
7) VERIFY COMPLIANCE WITH EGRESS REQUIREMENTS AS PER 2015 I.B.C., CHAPTER 10. VERIFY
EXIT DIRECTIONAL SIGNS & EMERGENCY LIGHTING LOCATIONS PRIOR TO ELECTRICAL ROUGH -IN
INSPECTION.
8) ACCESSIBILTY REQUIREMENTS AS PER 2015 I.B.C., CHAPTER 11 & ICC/A117.1-2009 STANDARDS.
9) LOCKS, LATCHES & LANDINGS AS PER 2015 I.B.C., SECTION 1010.
10) LIGHT, VENTILATION & TEMPERATURE CONTROLS AS PER 2015 I.B.C., CHAPTER 12.
11) ENGINEERED SEPTIC SYSTEM (O.W.T.S.) SHALL BE INSPECTED BY A COLORADO LICENSED
PROFESSIONAL ENGINEER. PROVIDE FINAL REPORT AND APPROVAL FROM GARFIELD COUNTY
PUBLIC HEALTH DEPT. PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
12) BUILDING MECHANICAL SYSTEMS INCLUDING: COMBUSTION AIR, DUCTWORK & VENTING
REQUIREMENTS AS PER INTERNATIONAL MECHANICAL CODE (I.M.C.) AND I.E.C.C., SECTION 503.
MECHANICAL ROUGH -IN INSPECTION IS REQUIRED PRIOR TO FRAME INSPECTION.
13) PLUMBING REQUIREMENTS AS PER INTERNATIONAL PLUMBING CODE (I.P.C.) & INTERNATIONAL
FUEL GAS CODE (I.F.G.C.) PLUMBING ROUGH -IN INSPECTION IS REQUIRED PRIOR TO FRAME
INSPECTION.
14) ELECTRICAL REQUIREMENTS, PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL
BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL REQUIRED FOR FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
