Since the total size of the steel building (Type V-B construction) is still < 7,500 S.F. it doesn't appear to require fire sprinklers (actual total size = 6,515 S.F.) However, I wanted to let you know that they should be in touch with you since we are going to require sign -off from the Fire District prior to final inspection & C.O. The general manager is Sean Mello, and you should be getting a call from him to discuss/confirm I.F.C. requirements. Dave Argo Plans Examiner . Steel Building — Addition to Existing Structure 14682 Highway 82 Carbondale, Colorado 1) ALL WORK SHALL COMPLY WITH THE 2015 I.B.C., I.F.C., I.M.C., I.P.C., I.F.G.C. AND 2009 I.E.C.C., AS WELL AS MANUFACTURER'S INSTALLATION REQUIREMENTS. 2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S COMMERCIAL BUILDING REQUIREMENTS, DESCRIPTION OF PLAN REVIEW REDLINE COMMENTS & INSPECTIONS POLICIES. 3) ALL WORK MUST COMPLY WITH GARFIELD COUNTY'S "RURAL" ZONE DISTRICT REGULATIONS AND WITH ALL REQUIREMENTS INCLUDED IN THE CURRENT LAND USE PERMIT. 4) THIS NEW ADDITION IS APPROVED AS TYPE V-B CONSTRUCTION, OCCUPANCY GROUP "S-1" (MODERATE HAZARD STORAGE). (TABLE A). 5) APPLICANT SHALL CONTACT THE LOCAL FIRE DISTRICT FOR FIRE CODE REQUIREMENTS INCLUDING: FIRE ALARM SYSTEM, FIRE EXTINGUISHERS & OTHER PERTINENT ITEMS. FINAL APPROVAL LETTER FROM FIRE DISTRICT IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY. 6) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY SOIL BEARING CAPACITY AND STRUCTURAL FILL REQUIREMENTS UNDER THE NEW CONCRETE FOUNDATION & SLAB AS PER STRUCTURAL ENGINEER'S SPECIFICATIONS. 7) ALL HIGH -STRENGTH BOLTING AND FIELD WELDING REQUIRES SPECIAL INSPECTOR. PROVIDE APPROVAL REPORT AT FRAMING INSPECTION. 8) EGRESS REQUIREMENTS PER 2015 I.B.C., CHAPTER 10. LOCKS, LATCHES & LANDINGS AT DOORS AS PER SECTION 1010. VERIFY DIRECTIONAL EXIT SIGNS AND EMERGENCY LIGHTING LOCATIONS PRIOR TO ELECTRICAL ROUGH -IN INSPECTION. 9) LIGHT, VENTILATION & TEMPERATURE CONTROLS PER 2015 I.B.C., CHAPTER 12. 10) RESTROOM FACILITIES ARE REQUIRED IN THIS BUILDING, INCLUDING A LAVATORY AND WATER CLOSET. BUILDING INSPECTOR SHALL VERIFY INCLUSION OF RESTROOM FACILITIES AT EXISTING STRUCTURE, AS DETAILED PLANS OF THE EXISTING BUILDING ARE NOT AVAILABLE IN BUILDING DEPT. RECORD FILES. 11) ACCESSIBILTY REQUIREMENTS PER 2015 I.B.C., CHAPTER 11 AND I.C.C. A117.1- 2009. PROVIDE ACCESSIBLE ROUTE FROM PARKING AREA TO ACCESSIBLE ENTRANCE INTO OFFICE, INCLUDING LANDINGS, RAMP, RAILINGS, ETC. 12) ELECTRICAL REQUIREMENTS, PERMITTING & INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION, AND FINAL ELECTRICAL APPROVAL IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
