1) MANUFACTURED HOUSES ARE REGULATED & INSPECTED BY THE COLORADO DEPT. OF
HOUSING (C.D.O.H.) AND ALL FACTORY -BUILT RESIDENTIAL STRUCTURES IN GARFIELD
COUNTY MUST MEET C.D.O.H. GUIDELINES FOR MANUFACTURE AND INSTALLATION AT
THE JOB SITE.
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S BUILDING REQUIREMENTS
AND DETAILED DESCRIPTION OF NUMERIC NOTATIONS AS REDLINED ON DRAWINGS.
3) PLACEMENT OF RESIDENCE SHALL CONFORM WITH THE FOLLOWING MINIMUM
SETBACK REQUIREMENTS FROM PROPERTY BOUNDARIES: FRONT/REAR YARD = 25 FEET
& SIDE YARDS = 10 FEET.
4) FOUNDATION, CRAWL SPACE & SITE WORK SHALL COMPLY WITH 2015 I.R.C., 2009
I.E.C.C. AND MANUFACTURER'S INSTALLATION REQUIREMENTS. PROVIDE VENTILATION
OR CONDITIONED CRAWL SPACE AS PER ITEM #6. PROVIDE CRAWL SPACE ACCESS AS
PER ITEM #7.
5) ALL EXTERIOR DOORS SHALL HAVE A 36" X 36" MINIMUM SIZED LANDING AND, IF
NECESSARY, ALSO PROVIDE STEPS DOWN TO FINISH GRADE IN COMPLIANCE WITH
ITEMS #35-40.
6) ALL PLUMBING AND GAS PIPING CONNECTIONS MUST BE PERFORMED BY A COLORADO
LICENSED PLUMBER, AND ALL ELECTRICAL CONNECTIONS MUST BE PERFORMED BY A
COLORADO LICENSED ELECTRICIAN.
7) PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY PROVIDE
EVIDENCE OF SEWER SERVICE CONNECTION FROM TOWN OF SILT.
8) ELECTRICAL PERMITTING AND INSPECTIONS BY STATE OF COLORADO ELECTRICAL
BOARD. ELECTRICAL FINAL APPROVAL IS REQUIRED PRIOR TO FINAL BUILDING
INSPECTION & CERTIFICATE OF OCCUPANCY.
9) GARFIELD COUNTY BUILDING DEPT. INSPECTIONS SHALL INCLUDE THE FOLLOWING:
A. FOOTINGS
B. FOUNDATION
C. PLUMBING/GAS
D. FINAL INSPECTION & CERTIFICATE OF OCCUPANCY*
* NOTE: GARFIELD COUNTY REQUIRES C.D.O.H. INSTALLATION INSIGNIA TO BE AFFIXED
PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
