1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS AND
DETAILED DESCRIPTION OF NUMERIC NOTATIONS AS REDLINED ON DRAWINGS.
3) ALL STRUCTURES MUST BE FULLY CONTAINED WITHIN PLATTED BUILDING ENVELOPE
INCLUDING ROOF OVERHANGS, DECKS & PROJECTIONS. A LOT IMPROVEMENT SURVEY,
SEALED BY A COLORADO LICENSED SURVEYOR, IS REQUIRED AT FOUNDATION
INSPECTION TO VERIFY COMPLIANCE WITH THIS REQUIREMENT.
4) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 1,500 P.S.F.
MINIMUM SOILS BEARING CAPACITY. PROVIDE OVER -EXCAVATION WITH STRUCTURAL
FILL AT FOOTINGS & FOUNDATIONS AS DIRECTED BY GEOTECHNICAL ENGINEER'S
RECOMMENDATIONS AND/OR STRUCTURAL ENGINEER'S REQUIREMENTS.
5) COMPLY WITH WILDFIRE MITIGATION AND DEFENSIBLE SPACE REQUIREMENTS
PER COLORADO STATE FOREST SERVICE, LOCAL FIRE DISTRICT & PINYON MESA H.O.A.
PROVIDE FINAL APPROVAL REPORT FROM LOCAL FIRE DISTRICT PRIOR TO FINAL
BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
6) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
