Subject: Pinyon Mesa - Lots 71, 72 & 73
Mike:
I am currently reviewing plans for (4) separate lots up in Pinyon Mesa as designed by your office (Lots 71— 74) but we've
noticed an issue that applies to the Structural Engineer's General Notes/Specifications on (3) of these lots. On Lots 71,
72 and 73 the Engineer's specifications for minimum bearing capacity of concrete foundations do not match values set
forth in the accompanying soils reports prepared by HP -Kumar. More specifically, on each of these (3) sets of drawings
the Structural Engineer's specs indicate 3,000 P.S.F. rather than 1,500 P.S.F. as included in the respective HP -Kumar
reports.
As a result, before we can finalize our review and issue building permits for these 3 lots, the Building Department
requires confirmation from your Structural Engineer of the following:
A. Verify that bearing capacity design values actually do match up with the 1,500 P.S.F. as shown in HP-Kumar's
soils reports.
B. Provide confirmation that structural design of these single-family homes has been completed in compliance
with a 1,500 P.S.F. minimum bearing capacity, rather than the 3,000 P.S.F. as specified on the Structural
plans/specs ... or, alternatively, if the Engineer is required to make any changes to the drawings and/or
specifications to meet these requirements, please submit this information to our office for review.
C. At a minimum, our office will need to receive written confirmation of the correct bearing capacity design values
wet -sealed by the Structural Engineer for each of these separate projects (a digital copy sent to us directly via
email is acceptable).
We will proceed with finalizing all other aspects of our plan review, but will await a response from the Engineer about
Lots 71, 72 and 73 before we can issue building permits for these properties.
