Re: Final Review submittal, Lot 29
Dear Mr. Thompson and the lot 29 team:
Cerise ranch Design Review Board (DRB) met with applicant, applicant's architect, and
general contractor on December 10, 2020 via zoom. The DRB gave final design approval
with the following comments to be addressed in additional submittals and during the
construction process.

The Preliminary Review fee of $500 plus $168.80 overage was received on 1-28-20.
A final review fee of $500 is outstanding.
Discussion:
1. Changes have occurred since the preliminary review. They are:
• Front corner has moved back so roof overhang was not in the building envelope
• Front entry roof changed from flat roof to gable
• A shade trellis was added to west elevation
• Different siding patterns
2. The utility lines and meter locations were discussed. The applicant indicated in the
meeting that they want to move the utility location to make the runs shorter (move to
west from east). They are to submit a new location for meters (and AC if it moves). This
new location may require additional shielding with landscaping.
3. Materials sample board and materials discussed. In general, the DRB gave approval of
the material direction. The wood siding is a pre -finished engineering material rather than
the Cedar stated on the material sample board. It is like the Peak 3 project in Willits.
The applicant team and drawings disagree if the flattish bridging roof is a membrane roof
or metal and if it has a parapet or visible slope. Angela noted that DRB will need clarity
on both fronts. A light-colored membrane roof visible from the road due to a lack of
parapet will not be acceptable.
4. Garage Door was discussed. The applicant will either do a modern wood door or a glass
door. More DRB members liked the wood door option. The glass and metal door would
require a variance. Some DRB members encouraged that the color of the door be dark.
Ultimately, the DRB wants a quality looking door. Final choice to be submitted to DRB
for review.
5. Chimney was discussed. It does not appear on the renderings while it appears on the
elevations. The proportion of the north and south sides is very thin. The designer
indicated that the chimney has not been coordinated with a fireplace unit and the
Chimney shape and material cladding need to be refined.
6. Window trim to be 1 %" to 2" wide and protude some distance from the surrounding
siding to create a shadow line. In some cases, this same trim encased stucco siding
panels. The DRB was ok with this trim even though it is thinner than required in the
design guidelines.
7. The specified landscape lights in style and location are approved.
8. The specified exterior wall sconces had up and down lights. Only down lighting is
allowed.
9. Landscaping was discussed. The general direction is fine. If a more complete landscape
plan is generated, it should be forwarded to the DRB for review.
10. The applicant intends to submit for permit soon and start construction as soon as possible.
11. Applicant asked if lumber materials could be stored on site prior to construction. The
DRB agreed as long as construction is imminent, and the materials are not stored for
months with no construction activity.
12. No construction materials, layout, dumpsters, etc can be stored on the street/cul de sac.
Items to be submitted prior to start of construction
1. Proof of payment of MVMD fees (email to Angela Loughry)
2. Payment of final design review fee ($500) and Construction deposit ($15,000) to Cerise
Ranch POA.
3. Provide record copy of drawings — one 24x36 bound drawing set.
Comments to be addressed in a submittal at the completion of foundation pour and
beginning of framing:
1. Clarify utility meter and AC condenser location. Provide necessary screening.
2. Provide updated material sheet with image of actual wood product and clarify the low
slope roofing material. Send siding material sample with color to Angela Loughry.
3. Provide updated elevation and roof plans if low slope roof is changing to a parapet
around and internally drained roof.
4. Submit garage door style, material, color for review and approval.
5. Provide drawing of chimney with material callouts and any chimney cap.
6. Provide a new exterior wall sconce specification
Conditions to be met during construction:
1. Fireplace to be a gas fireplace.
2. Regraded slopes are not to exceed 2:1 grade.
3. No exposed foundation wall is allowed.
4. All roof and wall penetrations to be painted to blend with surrounding siding and roofing.
5. Gutters, if installed, to blend with surroundings. Reflective metal is not allowed.
6. Final review approval shall automatically expire after 1 year. If delays are encountered,
applicant may petition the DRB for an extension of the Final Review approval for a time
not to exceed twelve months.
7. Design approval is for the design and materials shown on the approved plans. Any
changes need to be approved by the DRB prior to commencement of work.
8. Contractor is expected to follow all construction rules in the Cerise Ranch Design
Guidelines including, but not limited to, the following:
a. Erosion control measures are required to control erosion or run-off on subdivision
access roads, common areas or adjacent lots.
b. All erosion or sediment caused by construction activity shall be cleaned
immediately and/or removed from adjoining areas.
c. Vehicles or construction equipment shall not be stored on site. Parking for
construction workers vehicles is limited to the lot. At no time will parking be
allowed on the streets or on adjacent lots.

Subdivision access roads or adjacent lots shall at no time be used for material
laydown or staging areas.
b. It is the responsibility of the contractors and builders to keep the streets clean. The
association may contract with a street sweeping service. The charge will be
deducted from the Construction Completion Deposit.
c. Construction activities shall only occur during the hours of 7:00 A. M. to 7:00
P.M., Monday through Friday and 8:00 A.M. to 5:00 P.M. on Saturday, unless
written authorization from the DRB is secured for extended or weekend hours.
No construction is allowed on Sunday's without the prior approval of the DRB.
