HomeMy WebLinkAboutDirector's Determination - Snack Shack Replacement 01.07.2021January 7, 2021 Garfield County Steve Beckley Owner — Glenwood Caverns Adventure Park 51000 Two Rivers Plaza Road Glenwood Springs, CO 81601 Community Development Department RE: Snack Shack Replacement — Determination of Consistency Dear Steve: Thank you for sending us your request for a Director's review of the proposed replacement of your existing Snack Shack building with a new Snack Shack structure at the Adventure Park. We have reviewed the proposal attached to your letter dated 12/14/20. The information you provided included floor plans for the new structure with approximately 4,140 square feet on two levels. You also provided a site plan excerpt which shows the new location to be within the currently developed portion of your site. We have reviewed your proposal and have found that the use is consistent with the character of the existing facility and approvals. Pursuant to Resolution 2012-52 as amended by Resolution No. 2018-23, Condition 3.c. and the associated Land Use Change Permit, because your proposed use is Consistent with the character of the existing facility" no additional land use review by the County will be required for you to proceed. As noted in your correspondence a building permit will be required for the new structure. To facilitate that review, Staff recommends that you provide the following information for inclusion in our files: • A copy of the overall site plan showing the new structure in relation to other improvements including the gondola terminal building/restaurant, and emergency vehicle access. 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (970) 945-8212 • Information on the removal of the existing Snack Shack and the square footage to be removed. • Documentation demonstrating that the new structure will be adequately served by the required/existing fire protection water storage approved for the site. • As all commercial building permits are referred to the Glenwood Springs Rural Fire Protection for review, it is recommended that you contact the district for any initial comments on the proposal associated with fire protection and fire access for the building.
