As per the adopted and amended zOT5International Residential Code (IRC) and International
Building (IBC) code section 105.5 the above permit may have expired. Please contact this office
within :O-Auyr to establish the status of the permit. If we do not hear from you within this time
period, we will consider the permit expired, null and void.
once determined null and void, the work authorized by the permit is now longer allowed' It is a
violation of Colorado Revised Statues 30-28-205 & 210, IRC Section R110 and R113, Section
110 and 114 to use or occupy the building or area unless final inspections have been completed
and/or a Ccrtification of Occupancy has been issued'
Records of this uncompleted project will be recorded with the property records at the Garfield
County Clerk and Recorders office.
we hope to work with you to complete the project but we cannot keep the project open
indefinitely to achieve this goal. possibly there are ways to close out the permit that leaves the
project in a safe and code compliant status'

I started the plan review today and the following information is required to complete and issue the permit.
Provide a second copy of the floor plan and elevation pages or 2 sets of revised plans as stated below
2 Provide design specifications; roof snow load, frost depth, R values for ceiling/rooi and log wall size/R value
3 Specify floor framing member type, size and spacing. Structural log posts and beams require engineer
sizing/stamped approval. (covered porch)
Please see the attached building requirements
FYl, the plans show an existing well and a proposed septic field near the structure. A septic permit is required to get a
CO/Final inspection with the structure having plumbing, which you may apply for when you bring in the revised plans.
Please see the attached septic permit applicatíon.
Also, you may want to consider applying for an Additional Dwelling Unit (ADU) permit as it only requires an
administrative review. This will allow you install a full bath and a kitchen, beneficial for future upgrading of the structure
as inspectionswill be performed. Justwanted to makeyou aware of the optionsyou have.
