Onsite Wastewater Treatment System (OWTS) Installation Observations
Lot 21 Homestead Estates
4687 Homestead Road
Garfield County, Colorado
Septic Permit SEPT -6292
Tony,
CBO Inc. observed the installation of the onsite wastewater treatment system (OWTS) on August 31,
2020 for the subject property. MCI Trucking and Excavation installed the system.
The OWTS design is based on 2 -bedrooms + 3 future bedrooms for a total of 5 -bedrooms. An average
daily wastewater flow of 750 GPD was used. Only the 2 -bedroom residence was being constructed at
the time of this design.
The sewer line exiting the 2 -bedroom residence has a double -sweep clean out and a minimum 2% grade
to the septic tank.
The system installation included a 1500 -gallon, two-compartment concrete Valley Precast septic tank
with an effluent filter on the outlet tee. This filter must be cleaned annually, or as needed.
Effluent gravity flows to a distribution box, and then to six gravelless chamber trenches. The distribution
box was accessible from grade and had flow equalizers installed on each outlet pipe in the distribution
box to assure equal flow to each trench.
Each trench consists of 15 `Quick 4' Standard Plus Infiltrator® chambers for a total of 1080 square feet of
infiltrative area. There was at least 4 -feet of undisturbed soil between each trench. Inspection ports
were installed at the beginning and end of each trench. Ports may be cut to grade and placed in sprinkler
boxes for access.
In order to protect the soil treatment area (STA) from potential upgradient drainage due to spring runoff,
an interceptor trench drain was installed upgradient of the upper -most trench.
The OWTS was generally installed according to specifications. This observation is not a guarantee of
workmanship and/or parts and materials. CBO Inc. should be notified if changes are made to the OWTS
in the future. Any additional OWTS construction must be according to the county regulations.
LIMITS:
Observations are limited to components that are visible at the time of the inspection. The installer must
have documented and demonstrated knowledge of the requirements and regulations of the county in
which they are working. The quality of the installation is dependent of the expertise of the installer, soil
type, and weather conditions.
Please call with questions.
Sincerely,
CBO Inc.

Do Your Part, Be SepticSmart:
The Do's and Don'ts of Your Septic System
Learn these simple steps to protect your home, health, environment and property value:
septicsmart
U.S. Environmental Protection Agency
Do:
• Have your system inspected (in general) every three years by a licensed contractor
and have the tank pumped, when necessary, generally every three to five years.
Don't:
• Pour cooking grease or oil down the
sink or toilet.
• Rinse coffee grounds into the sink.
• Pour household chemicals down the
sink or flush them.
Do:
• Eliminate or limit the use of a garbage
disposal.
• Properly dispose of coffee grounds a
food.
• Put grease in a container to harden
before discarding in the trash.
Don't:
• Flush non -degradable products or
chemicals, such as feminine hygiene
products, condoms, dental floss,
diapers, cigarette butts, cat litter, paper
towels, pharmaceuticals.
Do:
• Dispose of these items in the trash can!
Don't:
• Park or drive on your drainfield. The
weight can damage the drain lines.
• Plant trees or shrubs too close to your
drainfield, roots can grow into your
system and clog it.
Do:
• Consult a septic service professional to
advise you of the proper distance for
planting trees and shrubs, depending on
your septic tank location.
Don't
• Concentrate your water use by using
your dishwasher, shower, washing
machine, and toilet at the same time.
All that extra water can really strain
your septic system.
Do:
• Stagger the use of water -generating
appliances. This can be helpful
especially if your system has not been
pumped in a long time.
• Become more water efficient by fixing
plumbing leaks and consider installing
bathroom and kitchen faucet aerators
and water -efficient products.
