Permit approved with conditions:
1) BLRE-02-21-6687 permit has been issued for addition / alteration to an existing
private residential garage workshop. Heated conditioned spaces (labeled STUDIO A,
STUDIO B on floor plan) over the existing garage to be used accessory to the private
residence. Anyfuture professional office or commercial building use(s)are subjectto
Garfield County Land Use approvals and adopted building codes in effect at time of
new work.
2) Spaces marked STUDIO A and STUDIO B on plan drawings are not approved for use
as a bedroom. Any future changes in occupancy or use may be subject to an
alteration permit and new examination of floor plans and new use(s), As the property
is served by an on-site wastewatertreatment system, future change in use may impact
load on the septic system and may be subject to future permits / reviews / approvals
by Garfíeld County Environmental Health'
3) For the file record, the approved architectural floor plan does not show installatíon of
any cooking / kitchen appliance,
4) Colorado licensed Engineers approval may be required (pursuant building
inspector's observation of site conditions). Verify existing framing members
can support new structural framing for the addition.
