RE: 1.148 County Road 237
Andy & Dave,
I was contacted to prepare 'as-built' drawings for a non-permitted lower level/basement
that was constructed at 1148 County Road 237.
Accompanying this letter is the 'as-built' floor plan with notes.
The existing structure consists of wood stud construction and concrete retäining walls
on 3 sides at the lower level. Exterior doors and windows at the lower level/basement
appear to have been installed with the original building permit based on observation of
the exterior stucco finish.
Upon inspection, the existing main level floor/residence was constructed per the permit
process which included an unfinished basement. The previous owner/contractor
decided to build out the lower level/basement without obtaining a building permit. The
lower level has been constructed using the existing bearing points (posts and walls) that
would have been permitted and inspected when the residence was built. Care was
taken by the contractor to install egress windows where sleeping areas were planned.
The stairs were existing for access to the previously unfinished basement. Smoke
detectors have been installed, and are so noted on the plans along with a Carbon
Monoxide detector as required by the building code.
The septic system was engineered/designed to accommodate the 2 additional
bedrooms in the lower level per the permitted documentation. Additionally, the septic
was pumped in October of 2020.
The State electrical inspector has been contacted and will be performing an inspection
once some of the drywall has been removed per his/her instruction.
