Hello Dave,
I need you to look at this project and make sure that it is within the height limitations as defined for Garfield County and
Callicotte Ranch. I have defined it on the elevations so you do not to calculate any information. The height limitation is
25 feet to the average existing grade for Callicotte Ranch. The Civil Engineer is beginning to work on the grading and
drainage plans and I want to make sure I don't need to lower the house any more. lf you are okay with it l'm sure
Callicotte Ranch ARC will be.
You will notice this project went on hold in the middle of 20!9 and is now getting revived
I know this is an extracurricular activity for you but it is an exercise worth looking into so we aren't running into
problems in the permit review stage.

We are currently reviewing a building permit application located at Callicotte Ranch, Lot 23 for Uriel Mellin. However,
before we can finalize our review and issue a building permit for this project, not all roofs on this new residence (as
currently designed) comply with Garfield County's maximum building height. Please refer to the attached scanned
images depicting the specific roofs which do not comply with the 2S-foot height limitation. Notably, these roofs are
substantially the same as those previously marked up and sent back to you a couple of months ago when you first asked
me to take an informal look at this building height issue.
Please provide us with (2) full-size copies of revised drawings that address these roofs and illustrate compliance with the
County's building height limitations at your earliest convenience. ln the meantime, we will place this set of drawings in
our "pending" projects file while awaiting your amended plans.
ln addition to drawings revisions, there will also be a condition of permit attached to this set of drawings which will
require an as-built survey of roof elevation heights. This building height survey will need to be completed by a Colorado
licensed Professional Land Surveyor and it shall demonstrate compliance in the field with these requirements. However,
before we can issue the building permit we will first need to see evidence on paper that the proposed design revisions
willcomply.
