RE: Water supply / storage
I understand this proposed warehouse follows the earlier construction of Buildings A and D on the same property, and
ask to draw upon your feedback for historical knowledge.
While I understand from sheet 40.0, Building B will be fire-sprinklered, has the water supply /storage requirements been
discussed with Bill Gavette, Carbondale Fire District (970) 963-2491? As a multi-building phased construction site, I am
not familiar with what was agreed upon previously pursuant to future Building B. Feedback helpful and appreciated.
We decided to fire sprinkle the buílding instead of puttíng up fire walls as we did in Buildings A & D. Our tenant wanted
open warehouse space so this was the decision to fire sprinkle the building. I have provided Bill Gavette with a full set of
Permit Plans as well as the contact information for Assurance Fire Systems. Attached is the flow test conducted by
Assurance Fire Systems that we have under contract to install the fire sprinkler system. See attached Flow Test
conducted by Assurance Fire Sprinkler Systems. ln Addition, I have attached an Aerial View showing the location of Our
90,000 gallon Water Storage Tank for our Cattle Creek property.
RE: off-street parking / loading
Based on initial read of the site plan, l'm not clear what the plan will be for off-street parking / loading area f accessible
parking? I have attached a plan that depicts parking across the front of the 200' long building as well as the rear of the
building along our existing access road on our property. As to ADA parking on the front síde of the building, all concrete
aprons are finished at existing floor height so every walk door and overhead door meets ADA requirements. However
most practical - be it an emailed memo with descriptíve narrative or resubmission of (2) paper sets of an amended site
plan page - I would like to receive some additional information to scan into the building file record showing the building
will have adequate parking pursuant to Table 7-302 A: Mínimum Off-Street Parking Standards by Use. And, where
applicable, Table 7-302.8: Off-Street Loading Requirements. Be aware one (or two?) of the spaces møy need to be
"accessible". Garfield County Land Use & Development Code link to Article Vll provided below, along with screen shots
from the referenced tables. Based on submitted architectural sheets, we are calculating Building B at L3,600 sq. ft. This
is correct.
