Subject: Joseph Pinney - new construction house on existing foundation
BLRE-05-2L-6860 - LL77 County Road 259 (Rifle, Colorado)
Sending message to Mike Arbaney, Site Engineer of Record; Andy Hunt, contractor; Cleary Building
Representative; and Joseph Pinney, owner:
I am finishing the code review for the home replacement at tL77 County Road 259, and request more
information:
L.Need a stamped letter or direct emailfrom Mike Arbaney, (P.E. engineer of record who supplied
existing foundation system approval), to convey he has reviewed Cleary Building Corporations
"concrete bracket attachment detail" on Sheet 121dated 4lt2/202L and to verify and confirm this
attachment detail to the existing foundation is adequate. Michael's letter received alludes to a metal
building, and we wish to confirm the two systems are structurally compatible. Email response can be
se nt d i rectly to cwi rth @ga rfie ld-co u nty. com.
2. We found multiple references to the design snow load in the plan drawings. Please be aware, Garfield
County Building Department policy is Snowload (measured at Roof Pf, not ground Pg), with 40 PSF up

to 7,000 feet elevation. As the proposed building has pre- engineered roof trusses, have engineering
for the inspector at time of frame inspection. The inspector wÍll verífy and confirm 40
PSF. lnformation provided for future truss installation, no further revisions at this time. Thank you!
After further discussion with our building inspectors, be advised more detail will be required during
construction:
A. Supply house wrap, flashing and siding details for the buildíng inspector at time of the first footing /
foundation píer inspection.
B. Supply window/ door headers, wall frame opening detail for the building inspector at time of frame
inspectíon.
C. As bare minimum detail was included for the buíldíng's thermal envelope and proposed insulation materials,
we highly encourage the contractor read through the PLAN ATTACHMENT stapled to the approved FIELD
COPY of plans for any and all references to insulation R-Values and window / door U-factors.
Comment #3 above does not require sending us more details prior to buílding permit issuance, but shall be
received during the foundation and framing inspections.
