31, PHASE 3 SPRINGRIDGE RESERVE PLANNED UNITY DEVELOPMENT, a subdivision in the
County of Garfield. The Owners do hereby dedicate and set apart all of the streets and roads
as shown on the accompanying Plat to the use of the public forever, and hereby dedicate(s)
to the Public Utilities those portions of said real property which are labeled as utility
easements on the accompanying Plat as perpetual easements for the installation and
maintenance of utilities, irrigation and drainage facilities, including but not limited to electric

PLAT NOTES
per PHASES 1(REC NO. 681074), 2 (REC NO. 686581), 3 (REC NO. 730251), & 4 (REC NO. 746495):
1) Colorado is a "Right-to-Farm" State pursuant to C.R.S. 35-3-101, et seq. Landowners, residents and visitors must be prepared to
accept the activities, sights, sounds and smells of Garfield County's agricultural operations as a normal and necessary aspect of living
in a County with a strong rural character and a healthy ranching sector. All must be prepared to encounter noises, odor, lights, mud,
dust, smoke, chemicals, machinery on public roads, livestock on public roads, storage and disposal of manure, and the application by
spraying or otherwise of chemical fertilizers, soil amendments, herbicides, and pesticides, any one or more of which may naturally
occur as a part of a legal and non-negligent agricultural operations.
2) All exterior lighting will be the minimum amount necessary and all exterior lighting will be directed inward and downward, towards
the interior of the subdivision, except that provisions may be made to allow for safety lighting that goes beyond the property
boundaries.
3) One (1) dog will be allowed for each residential unit and the dog shall be required to be confined within the owner's property
boundaries.
4) Each lot shall have water sufficient to irrigate 3,500 square feet.
5) No open hearth solid-fuel fireplaces will be allowed anywhere within the subdivision. One (1) new solid-fuel burning stove as defined
by C.R.S. 25-7-401, et. sew., and regulations promulgated thereunder, will be allowed in any dwelling unit. All dwelling units will be
allowed an unrestricted number of natural gas burning stoves and appliances.
6) For any homes proposed in Springridge Reserve Planned Unit Development, over 3,600 sq. ft., they shall need to have an interior fire
sprinkler system installed. These systems to be designed and installed to meet or exceed the standard set forth in NFPA 13R or 13D
1999.
7) All foundations for all of the units in this development shall be required to have properly engineered foundations due to the potential
for hydro-compactive soils in the area. All lots require site specific geotechnical studies before a building permit will be issued.
8) Parcels A, B, C and D are hereby conveyed to the Springridge Reserve Homeowners Association subject to conservation easements
held by the Aspen Valley Land Trust recorded September 9 ,2003 in Book 1515 at Page 791, 870, 948 and in Book 1516 at Pages 1 and
80. (PHASE 1 PLAT NOTE 8, PHASES 2-4 DO NOT HAVE THIS NOTE)
9) All owners of land, whether ranch or residence, have obligations under State law and County regulations with regard to the
maintenance of fences and irrigation ditches, controlling weeds, keeping livestock and pets under control, using property in
accordance with zoning, and other aspects of using and maintaining property. Residents and landowners are encouraged to learn
about these rights and responsibilities and act as good neighbors and citizens of the County. A good introductory source for such
information is "A Guide to Rural Living & Small Scale Agriculture" put out by the Colorado State University Extension Office in Garfield
County. (PHASE 1 AS PLAT NOTE 9, PHASES 2-4 AS PLAT NOTE 8)
9) All driveways shall be designed to meet the Uniform Fire Code 1997 Specifications of Article 9. Omitting all of Section 902.3 Access to
Building Openings. (PHASE 1 DOES NOT HAVE THIS NOTE, PHASES 2-4 AS PLAT NOTE 9)
10) The units on Lots 1-5, shall be required to be evaluated using the Colorado Rockfall Simulation Program (CRSP version 4.0) or
approved equal evaluation at the time of the individual lot development. (PHASE 2 PLAT NOTE 10, PHASES 1, 3 & 4 DO NOT HAVE
THIS NOTE)
10) Prior to building permit, owners of Lots 63-66 and 70-81 shall retain an engineering geologist to assist in the siting of units within the
building envelopes of those lots in attempt to avoid potential for rock fall hazards on those lots. This should be completed prior to
construction because if unstable rock features are located, they may be more easily removed and at lesser cost. (PHASE 4 PLAT NOTE
