To; Garfield Co Community development dept.
This letter is to address current and proposed uses of the property
located at L655 County Road L09, Glenwood Springs. The property
consist of approximately 4.5 acres and has a main house that occupied
which is roughly 3000 sq ft of living space with 3 bedrooms, exercise
room, kitchen, mud room, family room, living room and play loft. There
is also a 3600 sq ft barn on the property that is partially wood shop,
storage, and some agricultural use. There is a roughly 760 sq ft office
unit that houses 2 offices file room and bathroom. There is a small Sink
and refrigerator in use in the office as well.
The new Guest House intended to be occupied full time by myself and
my wife on the property. You have the plans at your disposal but I am
happy to provide anything else you might require.

Hello Brent,
I started review of your new ADU application and blueprínts yesterday afternoon
ln order to complete the zoning approval for this new structure, I am askíng for an owner's letter clarífying in writing
the existing building uses.
Current zoning allows for one primary resídence and one accessory dwelling unit not to exceed 1,000 square feet.
Garfield County Assessor property record card shows L single-famíly residence constructed in 201L under permit BLRE-
03-1L-1955, with 2 storíes and 4 bedrooms
Garfield County Assessor record further shows 1 síngle-family residence constructed in 2OL4 under permit BLRE-09-L4-
3873, with L story level and 1 bedroom unit.

Based on the site plan 52, we see an ex¡sting house, existing barn, exísting office, and proposed Guest House.
lf the one-story, one bedroom dwelling unit shown in the County Assessor's records is currently (or proposed) for use
as a habitable heated office space it would benefit to obtain somethíng in writing from the owner confirming the
ex¡sting structure is not an accessory dwelling unit and has no full- size kitchen facilities and no bedroom sleeping
occr.tpancy. Your emailed reply to cwirth@garfield-countv.com will suffice as a letter for the record and allow me to
complete the revíew of your plans.
