Foundation Summary Letter
84 White Peaks Lane
Glenwood Springs, Colorado
Dear Mr. Neuvirth
You had recently contacted Knott Laboratory, LLC (Knott) and requested that it review the
provided documentation and information regarding the push piers and opine on their basic
layout and design. lt is Knott's understanding that there was no fínal close-out letter provided
after these repairs were completed around 2017 and, more recently, a third-party has requested
an engineer review the information regarding the generalpush pier installation.
As a brief synopsis, Knott understands the following push-pier related events occurred based on
the information you provided:
r The homeowner (Mr. Neuvirth) purchased the property in April 2017.
r Alliance Engineering provided a structural report dated June B, 2016 in which they
observed settling of the foundation elements and recommended push piers be installed
by a qualified contractor (they specifically recommended Foundation Repair of Western
Colorado).. ln June 2A17, Foundation Repair of Western Colorado (Ted Munkres) and an engineer
(Gary Reeder) recommended a minimum total of (31) push piers be installed around the
perimeter of the foundation. Additionally, Knott understands a total of (42) piers were
actually installed in an abundance of caution. The piers were spaced at no more than 6-
feet on center.. ln October 2017, interior drywall repairs and adjustments to the doors and windows
occuned.. According to the homeowner (Mr. Neuvirth), there are no reported visible cracks in the
foundation and no indication of movement or drywall cracks as of November/December
2020.. The foundation was constructed with a 36-inch stemwallatop a 10-inch tall by Z0-inch
wide footing. Knott was also provided with a sketch of the basic layout/dimensions of the
residence and the pier installation logs.
Based on the provided information, Knott conducted calculations based on the estimated
loading conditions coupled with the worst-case 6-foot spacing of the piers along the foundation
wall. lt was determined that the piers were installed at a sufficient spacing. Additionally, Knott
reviewed the pier logs which indicated the piers were installed to depths ranging from 37-feet to
58-feet at approxímately 4,000 pounds per square inch. No obvious irregularities or anomalies

were noted in this data and the pier depths and installation pressures were within a relatively
consistent range as would be expected. Knott understands that the residence was leveled via
!e push-piers and has not since moved as there were no reports of interior distress or cracking.
This factor further indicates the piers are performing as intended as they have not appreciably -
moved since their time of installation. Based on this provided information and analysis, Knoti
determined the push piers were installed consrsfenf with typicat industry sfandards a nd appea,
to be performing as intended.
