Dear Mark:
I will be representing Mr. & Mrs. Iames E. Adams at the County Commissioner's
Haring on the loseph's Meadow Subdivision scheduled for September 7, L993, at 3:00 p.m.
In anticipation of that hearing, you are adviæd that, subject to ñnat confirmation which we arc
awaiting from Diana fosephs Moore, the applicants have agreed and would propose ûo amend
the final plat in ttre following particulars:
1. The reference to County Road 102 will delete the notation 'easement by
prescriptive use" and insert the book and page by which the County Road was deeded.
2. The alternate 30 foot Írccess and utility easement shown on the preliminary plat
located at 15 feet on either side of the boundary between I¡ts 1 and2 u,ill be eiim¡natø. Ñoæ
that the 200 foot squr¡re surrounding the point common to Lots 1,2, and 3 will remain as an
aocess urd utility easement.
3. A drainage easement will be dedicated along the natural drainage crossing the
southeasterly portions of Lots 2 and 3.
4. The access easement to be granted by the Koskis extending from the County Road
along the easterly boundaries of I¡ts 2 and 3 will be depicted on the piat.
5. The boundary between I¡ts 2 and 3 will be adjusted to follow the centerline of
the 30 foot access and utility easement along the calls which extend north 59" 09' 31" west
270.æ feet and south 89' (B' 31n eas¡ l22.ll fæt.
6. The building envelo¡rs on I¡ts I and 3 wilt be relocated as depicted on the
attached photocopies.

7. Notes will be added to the plat as follows:
(a) All primary residences shall be constructed within the building envelopes depicted
hereon or in other locations hereafter approved by Garfield County by amendmurt
to this plat. No outbuitdings slnll be placed or constructed on IÆt 3 within 150
feet of the northerly boundary of l-ot 3.
(b) All utilities serving the SuMivision shall beplaced underground including without
limitation electricity, natural gas (if applicable), cable tv, and telephone.
(c) There shall be no resuMivision of the I¡ts shown hereon; provided, however,
nothing herein shall be constrt¡ed to prevent boundary line adjustments b€ts'eeri
said I¡ts.
I believe that the above referenced modiñcations to the final plat adeçrately addrcss the
concerns which have been raised. Pleasc advise me ¡¡s soon as possible if you have any
questíons or concerns regarding the proposed plat modifications. Thank you for your attention
