This Memorandum to File has been created to ensure continuity when reviewing this
project during the periodic and final inspections required by the Aspen Glen Design
Guidelines.
The purpose of this memorandum is to outline the docurnents included in the final
approval package for the L-24 project Swank Residence as reviewed at the July 9,2021
dnC meéting. Any changes to this package must be submitted as a change order and will
be reviewed by the DRC administratively or before the Committee depending on the
scope ofthe change.
The foltowing items were included in the approved DRC final paclcage:

Dear Mr. and Mrs. Swank:
The Design Review committee (DRC) completecl linal revier,v of your surbmitted plan set for lof L-24
Midland toop at their regurlar rnàeting hetd iuly g,2021. Thank you flol havir-rg your architect on hand
to answer questions.
Receipt of the $20,000 builder's completion deposit, $4,000 SAF nnd $5,000 CRAF is hereby
acknowledged. As stated in the preliminary approval letter, the DRC fee of $7,500 was paid at the
preliminar¡Trneeting. please be åware that this basic fee covers preliniinary application processing,
neighbor notification, preliminary review, final application processing, final review, the pre-
construction meeting, à.y-in inspection, grading inspection, final i¡spectio6, project oversight, and
project closeout.
This basic fee does not covertime to review incomplete submittals. design elements not in compliance
with the Design Guidelines, change order requests, any violation o1'the Construction Rules arrd
Regulatiorrs, ãncl re-inspections uãd/or meeting time clue to non-compliance with the fìnal DRC
approved plans set. Any DRC time spent oLrtside the basic fee scope olrvorl< shall be charged at the
following rates:
DRC Meeting time - S625lhr.
DRC Administrator - $125lhr'
DRC Architect - $250/hr.
DRC Landscape Architect - $25O/hr'
The DRC approved the fîrTal set of plans baserj upon the following:

The DRC requires a building height verification survey to be completed prior to the ror"rgh fraÍring
inspection (dry-in) insfectio"n anã performed by a colorado professional land surveyor and sl-rall
include a statement Ui ft. .rru"yo, stating whettrer the builcling is ot is not in-co-mplianee with
Garfield County building height rules. Tñe owner or owner's representative shall submit a completed
height verifrcation ,uro.î to íhe Aspen Glen DRC. The standard form that shall be used is attached'
Prior to closing the file and returning the builder's completion deposit, copies 9ltlt certifìcate of
occupancy and an il;;";"nt Loãation Certifi,cate must be provided to the DRC. The DRC may
elect to withhold u portion of the Builder's completion Deposit to ensure that final landscaping is
completed, and growth is assured.
Fi'ally, the HoA has adopted a schedule of Violations & Fines' A copy of the schedule is attached to
this letter and will be provided at the pre-construction rneeting. Please familiarize yourself and your
contractor with this dåcument, then sígn, date, and emailto the DRC Administrator' The Pre-
construction meeting will not be helcl untilthe signed document is received'

of this roof is intenupled by-severol eleménis including o lower goble ond shed roof elenlents with six
windows thot substontiolly breokup Ihe moss of lhe moin roof in o similor moner os illustroted in
diogrom 5.Sb of the requírements. Bosed on lhe obove we believe thot the intent of Section 5.5 (l) of
