Thanks for your patience, as I am new to your case review and we have been short-staffed on the inspection route this month. I have completed the building code and zoning reviews for your addition and will now forward the approved FIELD COPY to the Community Development Dept front desk for processing. Brooke W. or Sam I. have some administrative steps to complete and any remaining invoices for your project. They will contact you directly once your permit is made ready. I will cc: Sam and Brooke. So you are aware, there will be some additional building permit fees not yet paid, as well as a modest Road Impact Fee owed for balance due on the increased finished living space. In viewing the addition plans, I was able to confirm a new Road Impact Fee applies as the increased additional living space exceeds 500 sq ft. So you are aware, we are applying a substantial credit to you for the home’s original existing square feet ( Road Impact Fee (RIF) for new adjusted finished living space is greater > 2,401 sq ft = $1,811 (North Benefit District) less homes existing 1,800 sq ft credit at $1,332 (North Benefit District) = yields a remaining balance due for the new finished living addition at $479.00. Brooke and Sam can more succinctly describe this RIF fee schedule to you upon permit issuance, but I wanted to extend notice to you ASAP so you are aware of my research on the existing home sq ft and RIF credit. In case I am scheduled out of the office when you come to pick up the approved FIELD COPY and issued permit documents, I do want to personally call to your attention some of the CONDITIONS OF PERMIT (attached) and a couple of my “red lines” on the structural sheets. CONDITION #5 is typical to alert the owner builder to have available for the building inspector at framing inspection, a copy of the engineers stamped truss shop drawings from the truss manufacturer, including the manufacturer’s truss layout sheet. I added a “red line” note to be certain the ordered roof trusses include the appropriate loading for “attic storage use”. In the building cross sections by the architect, there’s an indication that the bottom chord of the attic truss will be utilized for “storage”. As owner builder, you’ll want to be certain your truss supplier understands this and delivers the right trusses for your storage needs. CONDITION #6 is included to alert you of a requirement for you to hire a geotechnical (soils) engineer to visit the job site after the excavation for the garage / living addition is completed to observe the soil conditions and prepare an “open hole soils report” to give to our building inspector at footing inspection. This is critical to have ready for your upcoming inspection. CONDITION #7 is a general courtesy to reach out to our Garfield County Public Health Dept to verify or confirm the existing septic system remains adequate for the addition. During a quick look online through GarCo Land Explorer, I could see some historic septic file records tied to your parcel from circa 2013, whereby the documents stated the system was designed for 1,500 gallon capacity and 3 bedroom. The historic septic records and GarCo Assessor property record card both list a bedroom count of “3”. Your architect’s existing and proposed floor plan layout depict a bedroom count of “4”. Encourage you double-check with the Public Health Department. We presume the existing septic system continues to work and we understand there is no increase in bedrooms proposed. I’m comfortable to release the building permit to commence construction with understanding this is met before building final inspections for the addition.
