It's clear on these Amended Plans that your intent is to remodel the existing building - which was previously a commercial dog kennel - into two separate residences, but this was not apparent in your previously submitted plans for building permit. ln fact, if you review the "Conditions of Permit" which were issued with our approval (in October 20L9) of original drawings submitted to our office you will see that those plans were approved for a single dwelling unit and that a secondary dwelling unit is specifically not allowed without a land use change permit allowing such use. ln addition to possibly needing a land use permit, there are other building code requirements that address proper fire separation between adjacent dwelling units located within the same structure. Our prior approvals did not review those items, because the "second" kitchen shown on your plans was identified and redlined as if it were a "wet bar" (see boxed note on plans). lf your intent with this remodel is indeed to have 2 separate dwelling units in this existing building (as indicated in the PDF drawing labelled as "Duplex") then we need to make sure that you have the proper land use approvals in place to allow that type of use on this property. ln addition, as noted above, there will need to be additional building code requirements that must be met as well. I have copied Glenn Hartmann, our Principal Planner, on this email so that either he or one of the other planners in our office can take a closer look at your existing zoning requirements for this property and to give me the "green light" to proceed with review & approval of your requested changes from a Building Code perspective. Feel free to contact either Glenn or myself if you'd like to discuss this issue further, and l'm sure that Glenn will be in touch with you soon about Staffs review of the zoning requirements. However, these structural plans prepared by Mic Baca do not illustrate the floor plan changes you described in the email sent to Lindsay Krol (see below). lf you are revising the floor plans previously approved by our office, please submit a revised architectural floor plan so that we can review the proposed changes. Otherwise, have you now submitted structural plans for our review?...or was there a miscommunication on your end? Please advise and/or correct your amended plans with the proper information so that we can better understand your intent. Until we hear back from you and receive additional information we will hold onto these plan amendments without any action.
