1) Constructed lmprovements

c) Fencing & Gates: Fences shall be 48" hiEh 3-lodgepo¡e ra¡ls with cedar posts. Gates shall be 48"
he¡ght steel ranch gates, dark brown (H¡Qual or equivalent).
d) Flagstone Patios & Walkways: Stone shall be mortar-set on 4" concrete base. Pat¡o steps shall be
6" r¡sers and 16" treads ¡nclud¡ng â %" nose overhang.
e) Horse Paths; Shall be same construction materials/ methods as exerc¡se track,

a) Ver¡fy clock location, power, ãnd point of connection with Divide Creek Builders.
b) Dr¡p or bubbler-type irrigat¡on is requ¡red for all trees, shrubs and perennials.
c) Spray ìrr¡gat¡on is required for all grass and turf areas. Landscape beds adjacent to the barn shall
not be spray irrigated.
d) Sprây heads located within fenced horse areas shall be located only around perimeter {i.e. along
fences) to prgtect from damage by horse hoofs.
e) lrrigation shall be provided by the community raw water delivery system and all ¡rrìgâtion

d) All planting beds and turf areas shall be amended w¡th a granulated organic fertilizer at rates
specìfied by the manufacturer,
e) All plantÌng beds shall be mulched to a depth of four (4) inches w¡th dark brown shredded
hãrdwood mulch. Mulch may not conta¡n bark.
4) Revegetat¡on
a) lnstall sod ¡n areãs per p¡an.
b) lnstall seed mix ¡n areas per plan.
c) A viable seedbed shall be prepared by e¡ther d¡sk¡ng or hand-rak¡ng.
d) Seed shall be broadcast at a rate of 1/2 Ib. per 1000 s.f. and hand raked ¡nto prepared seedbed.
e) All seeded areas shall be hydro-mulched ¡mmediately.
