Aspen Polo Partners - Ganzi Barn + Pavilion Permits
Ganzi Pavilion Plan Review Corrections.pdf

I wanted to update you on our review of Building Permits for the 2 buildings to be located on Lot 5 of the Aspen Polo
Partners project located aLL64LL Highway 82 in Carbondale. Last week I met with both Glenn Hartmann and Andy
Schwaller in our office to discuss these projects in an effort to insure that both the Planning & Building divisions were on
the same page and being consistent with prior reviews and interpretations with regard to the ongoing project approvals
from Garfield County's Community Development Dept.
As a result of our internal coordination meeting, we are now ready to issue a building permit for the Ganzi Barn project.
However, the drawings submitted for the Pavilion are incomplete and require additional information be submitted to
our office before we can finalize our plan review and issue permits for that structure. ln addition to missing information,
lack of coordination between Architect/Consultant plans and other issues which simply do not meet the Building Code,
the placement of the Pavilion on the site is inconsistent with our department's policy and definition of the term
"Building Envelope" as set forth in Garfield County's Land Use & Development Code. For a more detailed description of
the many issues that must be addressed before we can proceed further wíth our review of the Pavilion, please refer to
the attached "Plan Review Correction Notice". Because of the site placement issues related to the platted "Building
Envelope" and distance between buildings, we strongly urge you and your design consultants to address these issues
"post-haste" and perhaps prior to initiating excavation and grading work for the Ganzi Barn, because of certain
dimensional "ripple effect" if the Pavilion needs to be relocated on the site.
I will be dropping off the approved plans for the Ganzi Barn project at the office in the morn¡ng, and you should be
receiving a call from Lindsay sometime tomorrow with final balances dues and permit pick-up instructions. Until we
receive an updated and more completed set of drawings for the Pavilion project we will place those drawings in our
"Pending" files.
Please contact our offíce with any questions.
