The process to formalize the ADU on your property has actually gotten easier from land use and planning standpoint, since the 2017 construction build. Línk below takes you to the Garfield County Building Division building permit application and forms page. Building permít applications - Communitv Development (garfield-countv.com) Click onto the Accessory dwelling unit (ADU) (complete packet) blue link and read through contents carefully. There is a Certificate of Compliance the building owner (yourself) will need to sígn and submít as part of the publíc record for building permit BLRE-1L-21-7230. Be comfortable and confirm the 6 items notes on the certificate form. <image002.jpg> I will receive your signed certífícate in my role as Plans Examiner - you will not need to meet with County Planners or the Community Development Director for any administrative reviews or public hearing processes (as you would have in 2AI) - as an attached ADU less than 1,000 sq ft in RURAL zoning is now a permitted use by right and fully adminístered by Buílding Divisíon staff team in revíew and inspections. To finish considering the architectural and structural building plans, I DO NEED to ask you to contact your Architect of Record to provide (2) copies of plan pages clearly meeting fire resistance provisions. FYI - this can and will likely have some level of impact on your construction materials and overall budget costs. I cannot tell from floor plans if it contained a full síze kitchen range, and full size refrigerator. The counter top space appears fairly generous, and Garfield County's adopted Building regulations limit wet bar counter tops not to exceed 25 sq ft. I was prepared to "red line" and "stamp" those restrictions on your approved plans. However, if you are obtaining the I services of a licensed Architect to handle the fire-separation requírements, you may ask them to consider updating that section of the lower level to reflect the reduced layout. Working with the Architect, will likely also cause some updated existing / proposed floor plans for the existing garage, as it will help us to understand the dwelling unit separation. I would assume we would be able to obtain a temporary OP for a set amount of time so I would have time to move us into the house and then take down the walls of the apartment. Something like 60 days or so. lf not then I would have to pursue a permit for an ADU. I am fíne going that route if it simplifies the whole process. I know our neighbors won't care and we would have to go through a process but l'm ok with it. I know we will never rent out an ADU in our garage but if we sell it in the future it might be a good selling point to have it ok'ed by the county already. May I re-confirm you do not wish to pursue through Community Development Department a separate land use approval allowing an ADU for the apartment in the garage / shop space? And you are comfortable and understand decommissioning is required before building final inspection and Certificate of Occupancy for the new buíld? The current space is going to be loved in until the new space is signed off with CO and then the demo will take place if existing living quarters. There is an existíng equipment room in the current home that will remain as the equipment room for the new house as all of the systems were designed to accommodate the future addition. Just so we are clear on everything we are doing in regards to the ADU. The existing living area in the garage with the kitchen are being removed from service once we move in to the addition. The only reason we are getting the ADU permit is so we can retain the bathroom in the existing home for use as a dog wash and clean up area for me when working in the garage. The existing kitchen sink will remain as I plan to use it as a cleaning area for shop activities. The existing stove and refrigerator will be moved into the new additioÀs kitchen and used there. Just to reíterate what is clouded on the plans: The existing garage and living area currently have all walls and ceilings covered with 5/8 Type X drywall. The common wall of the new addition/existing will have 2 layers of 5f 8" Type X drywall installed on the "new addition side" of the common wall. All penetrations will be protected per county code requirements. The door between the new addition and the existing buildíng will be per Section R302.5.L of the adopted county code I can print out copies of the revised sheets if you requíre that and bring them down to you. Your building application form states the property is served by an septic OWTS system installed in 2018. May I re- reconfirm your oríginal septíc system, installed in 20L8, was designed to accommodate 4 bedrooms?
