24.
Thank you for the info Colleen. There is already 5/8" drywall on the entire garage/apartment and the new addition will
all be 5/8" drywall as well. I am the archítect on the project and will get the changes made for you. Go ahead and redline
the lower bar area.

Hello Wes,
Okay. Good News! The process to formalize the ADU on your property has actually gotten easier from
land use and planning standpoint, since the 2017 construction build. Línk below takes you to the
Garfield County Building Division building permit application and forms page.
Building permít applications - Communitv Development (garfield-countv.com)
Click onto the Accessory dwelling unit (ADU) (complete packet) blue link and read through contents
carefully. There is a Certificate of Compliance the building owner (yourself) will need to sígn and submít
as part of the publíc record for building permit BLRE-1L-21-7230. Be comfortable and confirm the 6
items notes on the certificate form.
<image002.jpg>
I will receive your signed certífícate in my role as Plans Examiner - you will not need to meet with
County Planners or the Community Development Director for any administrative reviews or public
hearing processes (as you would have in 2AI) - as an attached ADU less than 1,000 sq ft in RURAL
zoning is now a permitted use by right and fully adminístered by Buílding Divisíon staff team in revíew
and inspections.
To finish considering the architectural and structural building plans, I DO NEED to ask you to contact
your Architect of Record to provide (2) copies of plan pages clearly meeting fire resistance
provisions. FYI - this can and will likely have some level of impact on your construction materials and
overall budget costs. Below is an additional link to víewing our online "key fire resistance provisions"
ADU-2-Fam ilv-Dwellinqs.pdf (earfield-countv.com )
And, the last "heads up" I can share is that given the consideration for retainíng the existing apartment
and creating the full kitchen servicíng the new primary residentíal addition - you may need to pair down
the planned desígn for the lower level "wet bar". I cannot tell from floor plans if it contained a full síze
kitchen range, and full size refrigerator. The counter top space appears fairly generous, and Garfield
County's adopted Building regulations limit wet bar counter tops not to exceed 25 sq ft. I was prepared
to "red line" and "stamp" those restrictions on your approved plans. However, if you are obtaining the
I
services of a licensed Architect to handle the fire-separation requírements, you may ask them to
consider updating that section of the lower level to reflect the reduced layout.
Working with the Architect, will likely also cause some updated existing / proposed floor plans for the
existing garage, as it will help us to understand the dwelling unit separation.
I am working remotely today but am reachable through email and can access phone messages
remotely. Please feel free to call me if any aspect of the ADU update is not been made clear,
I look forward to helpíng you through this application revision,

Hey Colleen,
We can not remove any part of the existing apartment until the house is ready to be lived in. I would
assume we would be able to obtain a temporary OP for a set amount of time so I would have time to
move us into the house and then take down the walls of the apartment. Something like 60 days or so. lf
not then I would have to pursue a permit for an ADU. I am fíne going that route if it simplifies the whole
process. I know our neighbors won't care and we would have to go through a process but l'm ok with it.
I know we will never rent out an ADU in our garage but if we sell it in the future it might be a good
selling point to have it ok'ed by the county already.
What is the process to obtain the ADU permit?

Hello Wes,
Following up. Thanks for being patient over the holiday week. l've had the opportunity
to read notes taken from the original buílding permit BLRE-08-1-7-4853. For zoning
compliance, before the Cert¡f¡cate of Occupancy can be obtained on BLRE-ll-ZL-7230
future primary residence one of the following must be done:
1. Obtain ADU permit for apartment in garage / shop or
2. Dwelling Unit in garage must be abandoned with everything but the half-bath
decommissioned
2
From your emails, I gather option l- above is nof anticipated given your representations
to remove the existing apartment. I am reachíng out to make sure we're clear on the
2nd requirement. As I presumed the existing apartment will remain occupied during
some portion of constructing the addition - I want to be sure you understand the need
to perform a significant amount of demolition work concurrent or nearer to the end of
constructing the primary dwelling addition.
May I re-confirm you do not wish to pursue through Community Development
Department a separate land use approval allowing an ADU for the apartment in the
garage / shop space?
And you are comfortable and understand decommissioning is required before building
final inspection and Certificate of Occupancy for the new buíld?
Please confirm or respond at your earliest convenience, as this will impact how I
"redline" the approved FIELD COPY of plans.

That is correct on the equipment/mechanical room. The current space is going to be
loved in until the new space is signed off with CO and then the demo will take place if
existing living quarters.

Hello Wes,
Thanks so much for your quick response. I think your emailed
description adequately explains project phasíng and change and that
the building inspector wíll be able to 'field verify' the modifications and
scope of demolition. When you say "equipment room", I interpret that
to be mechanical room serving the building heating and hot water
supply systems? ls that correct?

Good evening Colleen,
The existing 600sqft "house" will be demolished and revert back to
garage and storage. There is an existíng equipment room in the current
home that will remain as the equipment room for the new house as all
of the systems were designed to accommodate the future addition. Let
me know if you need me to provide a sketch of existing and how it will
be once demolished and I can get one for you.
Thank you,
Wes

Sending an update to let you know I am reviewing
your applicatíon now (receipted LL/4/2O2L). I
have completed the majority of the architectural
and structural code review, and have a couple of
questions regarding the existing 600 square foot
one-story space adjacent to the attached 1,800 sf
finished garage (sketch found in your property
record card on file with Garfield County Assessors):
<image002.jpg>
1. Will any portion of the píctured 600 sf space
be remodeled or altered?
1.a. ls there an existing residential kitchen
inside the 600 sf space? lf so, will the
residential kitchen remain? Orshall it be
removed and demolíshed?
L.b. lf so, how many existíng / proposed
bedrooms are within the subject 600 sf
space?
1-.c. lf alterations are planned, do you have
a copy of a proposed floor plan labeling the
changes to room spaces?
2. Willthe 1,800 sf finished garage remain
untouched?
Thanks so much for helping clarify the use(s) within
the existing structure. Answers will help us to
best and appropriately mark up the approved FIELD
COPY.
I look forward to hearing back from you whenever
convenient,

fExternal] 1214-Miller addition-Revision to plans to accomodate ADU and ADU
acknowledgement
1214-Revisions to pages 3 and 4-ADU & Bar-12.3.21.pdf; ADU Acknowledgement-
1214_12.3.21.pdf
Good morning Colleen,
Attached please find the signed ADU Acknowledgement and revisions to pages 3 & 4, specifically the clouded revisions
discussing the Fire Separation between existing homefuture ADU area and the addition, as well as the bar area in the
basement. Just so we are clear on everything we are doing in regards to the ADU. The existing living area in the garage
with the kitchen are being removed from service once we move in to the addition. The only reason we are getting the
ADU permit is so we can retain the bathroom in the existing home for use as a dog wash and clean up area for me when
working in the garage. The existing kitchen sink will remain as I plan to use it as a cleaning area for shop activities. The
existing stove and refrigerator will be moved into the new additioÀs kitchen and used there.
Just to reíterate what is clouded on the plans:
The existing garage and living area currently have all walls and ceilings covered with 5/8 Type X drywall.
The common wall of the new addition/existing will have 2 layers of 5f 8" Type X drywall installed on the "new addition
side" of the common wall.
All penetrations will be protected per county code requirements.
The door between the new addition and the existing buildíng will be per Section R302.5.L of the adopted county code
I can print out copies of the revised sheets if you requíre that and bring them down to you.
Thank you for all of your help with this,
Wes Miller

Hello Wes,
Sorry for the delay.
I received the recent AMENDED floor plans and am finishing the redline mark ups for the OFFICE and FIELD COPY now
There are no remainíng building code or zoning compliance concerns and we're nearly there...
Your building application form states the property is served by an septic OWTS system installed in 2018. May I re-
reconfirm your oríginal septíc system, installed in 20L8, was designed to accommodate 4 bedrooms?
