We Filed for the original permit to build the L,250 square foot home. We had every intention of doing so but COVID prices set us back. So my thought was to perhaps put a modular on the property as the future ADU with the plans of building the 1,250 square foot house down the road. This lead us to the modular 1 that I sent you the plans for. The reason we went with this one is that they had it on the lot ready to go so the thought was that I could expedite the process of having a place to call home. Now I find myself about 75% of the way through the financing on the modular with the land and the L,250 square foot home just doesn't seem feasible given my financial capabílities and available time have changed post pandemic or up to thís point of the squeeze rather.so íf I can save any money in the permit process great! lf I must start over that will be fine also. With learning that there will be no possibility of the modular being considered an ADU in the future I believe the easiest path forward for me is to just get the modular done so we have a home as opposed to a field. I had a dream of building a home with my children but now geüing them a home asíde from the camper is whats required. Sorry about getting personal, I thought my wishy washy decision required explanation. Asgard subdivísion is not a Planned Unit Development, so no separate PUD GUIDE wíth 3 other definitions to reference for this instance. Asgard Subdívision is zoned RURAL and the emailed LUDC definition stands. Measured to the exterior of walls (regardless of wall thickness or type of constructed wall assembly). l'm not aware of a "variance" or "oops factor" allowing one to exceed the maximum allowable square footage language. Quick answer is no. I have not excluded the utility room in those calculations. So I suppose that gets us closer, perhaps close enough to squeak by? lt is a PUD and it's called Asgard. I have another question. lt looks like, per these plans the square footage is calculated from exterior wall to exteríor wall which puts us over the allowable square footage of 1,000 square feet for and ADU by 90 square feet. But if we calculate actual floor square footage then we would be much closer. Could I have your thoughts on this?
