Compaction Testing
per your request, Capstone Enterprises West, LLC (Capstone) inspected the construction of the foundation
pad for your residence at Traci M of the Antlers orchard subdivision.
Capstone inspected the subgrade after the excavation was moisture conditioned and compacted. The
excavation was deeper than originally anticipated at the time of the site geotechnical investigation, due
to Garfield County height restrictions. Originally the subgrade elevation would have placed the footers
on a poorly consolidated silty clay zone. The new excavation depth resulted in a more competent rockier
zone. The mater¡al was judged to be sound enough to forgo the need for imported structural fill.
Capstone made 2 tr¡ps to the site for compaction testing. After reworking a couple of soft spots, the
compaction was approved for concrete forms. The preparation for the foundation pad at Tract 44 Antlers
Orchard meets the requirements for the construction of a residence with a designed bearing capacity of
1,250 psf. Capstone approved the compaction at the time of testing. Prolonged exposure to the elements
and construction traffic may make it necessary to re-work the final grade before sett¡ng forms.
The results and recommendations conta¡ned in this report are made in a manner consistent with the level
of care and skill used by geotechn¡cal engineers practicing in this area at this time. This report contains no
warranty either express or implied.
