HomeMy WebLinkAboutStructural Engineer Report - Corrective Measures 03.15.20211129 Grand Avenue KAUP ENGINEERING INC, Glenwood ss rags, co 81601 Independence Construction Group March 15, 2021 104 Midland Ave, Unit 202 Basalt, CO 81621 RE: Whitman Studio Two Site Observation of Existing Conditions, Garfield County, CO Dear Dan: Per your request, I visited the Whitman Residence Studio Two to review the areas of framing that were identified in the repair memorandum dated February 3, 2021, 1 was on site on the afternoon of Thursday March 4, 2021 and was joined on site by Dan Jacoby of Independence construction. We identified two areas that needed additional work. The blocking on the opposite side of the East vestibule wall was not in place. The angle clips at the corners of the East vestibule wall plates were also not in place. These two items were completed the next day and photographs were emailed by Dan Jacoby that were acceptable. The observed framing repairs and the additional work identified in the photographs appear to be in general conformance with the Construction Documents. Please call if you have questions. I was on site on the afternoons of Friday January X and Wednesday January X to review on site observe unsight conditions of the existing studio 2 construction. I was joined on site by Dan Jacoby and Steve DeClute of Independence construction. The observed framing appears to be in general conformance with the Construction Documents with the following exceptions. Item 1: The H2.5A hurricane clip shall be added to all rafter framing bearing typical unless noted otherwise. Item 2: The Ridge connection of the two by 12 rafters is missing the Simpson LS50 clips as shown in detail 16 on sheet S 3.1. Install the clips per the detail. Item 3: There has been some normal shrinkage in the vertical studs below beam bearing locations. These gaps should be shimmed tight with metal shims to help prevent future drywall cracking. Item 4: The header above the man door adjacent to the generator room was not installed. Please install a new (3) 2 x 10 header with trimmers. Item 5: A door was added into the generator room. A new header was omitted. Add a new (3) 2 x10 header with trimmers Item 6: The South double door was modified from the original size. The existing header stops short of the edge of the new opening below. Add a new (2) 9 Y2 x Micro Lam header with trimmers. Item 7: The tall walls in the entry area were plat formed framed with a horizontal double plate in lieu of a sloping plate to match the exterior roof slope. Add vertical straps at each wall stud and horizontal straps at each top plate joint as shown in the attached clarification details. Add additional screws and blocking to the ledger on the sloping roof side as shown in the attached details. Add LS50 angles @ inside corners installed with SD10 x 212 screws. Item 8: The hangers at the tripled rafters on each side of the skylights adjacent to the generator room are missing connectors. Add LS30 clips below each built up beam to the existing wall studs Item 9: The hangers for the built up members on each side of the South shed roof do not bear on the wall. Add L90 clips to the side & LS30 clips below each beam bearing to the wall studs. Item 10: The exposed 8 x 8 timber column in the fire room does not appear to be positively connected to the beam above. Add 2 SDS25800 screws each side angled up through the column into the beam above. Typical for (4) sides. Item 11: Add king studs & blocking at all beam bearing locations. Add LSTA24 straps at interrupted double plate conditions. Item 12: Add blocking at the rafter bearing adjacent to the upper skylight. Item 13: See the attached sketches for framing support for the new mechanical units. Item 14: The exterior eye brow roof outside on the upper east deck, was added during construction. It appears to be prefabricated trusses that were hung from the side of the exterior wall. The connections of the trusses to the wall shall be modified per the attached sketches.
